We were advised to set the sale price at a "come and get me" value, in order to encourage footfall during the visiting phase and cleared the house in accordance with the instructions given by the makkelaar. No representative was present when the photographs were taken, which we were informed is not usual. The 2 parties that visited the house indicated that the photographs did not present the house to its best advantage. As we had no more interested parties, the makkelaar discussed using "artist's impessions", which really would have totally misrepresented the house, or taking new pictures. He also recommended an interior designer, familiar with Dutch preferences, who visited the house but never got back in contact. After Pakkjesavond, and before new photos were taken, interest in the house picked up with two parties visiting. Even though the house eventually sold for €6k more than this value, we consider this to be below its true value. During any negotiations it appeared to be us making any form concession, rather than the buyer and we consider that it appeared to be more important to the makkelaar to get the deal "over the line", any obtain concession from any party, rather than really trying negotiating trying to negotiate in our best interest, even though we were the ones paying his fee. The makkelaar was unaware that the buyer had defaulted on contract terms by not putting the guarantee in place in time and, when it was brought to their attention, there seemed to be no urgency in getting the situation rectified.
