Description

Compact living in style – sustainable new-build in the green heart of Oosterwold A modern appearance, an efficient layout and a high-quality finish come together in this sustainable, compact new-build home in Almere Oosterwold. With approximately 57 m² of usable floor area, spread over two storeys, this newly built property offers a surprising level of comfort. Construction is based on an energy-efficient timber-frame system and the home is delivered completely gas-free. Smart layout, maximum living comfort The ground floor has been designed with a strong focus on space and natural light. At the front is the entrance hall with the toilet directly adjacent. From the hallway you enter the open living area, where a bright seating area is positioned on the garden side. Centrally located in the space is the dining kitchen, with ample room for a generous dining table. In addition, the ground floor features a separate study corner and a practical internal storage room or utility room. The first floor provides space for a light bedroom at the rear, a bathroom at the front and a landing with connections for a washing machine. Thanks to the clever layout and large windows, this floor feels remarkably spacious and bright. High-quality construction and finish The home is built using a modern timber-frame construction. The structural shell is largely prefabricated in the factory and assembled on site using crane installation. The façades are finished with thermally modified spruce wood in a clean vertical profile, in keeping with the contemporary architecture of Oosterwold. The ground floor features a wooden, insulated floor supported by screw piles, fully aligned with the lightweight and sustainable nature of timber-frame construction. Internal walls consist of an insulated timber structure with OSB and plasterboard finishes on both sides. The roof is designed as a flat roof with EPDM roofing, roof edges, roof insulation and a vapour-tight layer. All window frames are made of plastic and fitted with HR+++ glazing and ventilation strips. The home is prepared for the installation of electrical systems, ventilation and drinking-water services. Around the property, the necessary groundwork will be carried out, including excavation for the building, the addition of clean sand and the installation of external drainage. Rainwater is discharged via zinc rainwater downpipes. Changes to the construction and finishes can be discussed with the builder. Any modifications may result in additional or reduced costs. Technology and sustainability The home is built entirely gas-free. Heating and cooling are provided via air-conditioning units, which form part of the technical preparation. Ventilation and water installations are also integrated during construction. This results in a modern, energy-efficient home that is ready for the future. Living in Oosterwold – freedom, nature and a sense of community The Aletta Jacobsstraat is located in the distinctive district of Oosterwold, where sustainability, freedom and individual initiative are central. You live here in a green environment that encourages urban farming, personal interpretation of your plot and a strong sense of community. The street has a well-maintained appearance and is managed by Kavelwegvereniging “De Valk”, contributing to a neat, safe and green living environment. Nearby amenities include primary school De Verbeelding, childcare facilities for young children, shops and supermarkets within short distance, the Medimere health centre, Almeerderhout golf course and the De Kemphaan city estate.
