Description
At Elzenlaan 11 in Bilthoven, you will find this surprisingly spacious end-of-terrace home offering 131 m² of living space, 4 bedrooms, a study area, a green rear garden and a front garden with storage. The property is situated in a quiet residential neighbourhood surrounded by woodland, allowing you to enjoy a pleasant living environment with nature literally around the corner.
Inside, the combination of space, light and atmosphere immediately stands out. Thanks to the rear extension, the living room has become wonderfully spacious and connects directly to the garden through French doors. The tall windows in the extended section provide abundant natural light, while the wooden flooring, exposed ceiling beams and wood-burning stove add warmth and character. The kitchen is located at the front of the property and benefits from windows on both the front and side elevations, making it exceptionally bright.
The upper floors are equally spacious and practical. The first floor offers a bedroom, a modern bathroom, a separate toilet and a generous study area overlooking the front garden and surrounding trees. The second floor provides three additional bedrooms, one of which has a balcony, as well as extra storage space and a loft. The green rear garden, complete with terrace, gravel pathway, covered seating area and natural boundaries, completes the picture.
With an energy label C, roof insulation, insulating glazing, a modern bathroom and an attractive location in Bilthoven, this home combines space, character and green living in a highly appealing way.
LAYOUT OF THE PROPERTY
Ground floor:
You enter the property through the glazed front door and arrive in the hallway. The marble-effect flooring immediately creates a well-maintained impression. From the hallway, the meter cupboard and modern toilet are accessible before continuing into the living room.
The toilet has a contemporary finish, featuring a wall-mounted toilet with concealed cistern, hand basin and dark accents. The combination of mixed finishes and gold-coloured details gives the space a luxurious and modern appearance.
From the hallway, you enter the living room. The attractive wooden floor, laid lengthwise towards the garden, enhances the sense of depth and naturally guides the eye outdoors. At the rear, the property has been extended to create a generous living area with tall windows and French doors opening onto the garden. The light-coloured walls, exposed wooden ceiling beams and excellent natural light create a calm and inviting atmosphere.
The wood-burning stove forms a cosy focal point within the living room and connects the sitting area at the rear with the central living space. This creates a pleasant layout in which the various living functions flow naturally into one another. During winter, this becomes the natural gathering place, while in spring and summer the French doors create a direct connection with the garden.
The kitchen is located at the front of the property. Arranged in a practical J-shape, it benefits from windows on both the front and side elevations, making it remarkably bright. The kitchen is equipped with a granite worktop, dishwasher, gas hob, extractor hood, refrigerator, oven, microwave and mixer tap with both a large and small sink. There is ample cupboard space, while the beige brick-style wall finish creates a warm and well-maintained appearance. Integrated spotlights beneath the wall units provide excellent task lighting.
First floor:
The staircase leads to the first floor. Here you arrive at a spacious landing, currently used as a study area. Located at the front of the property, it enjoys views over the front and side gardens and surrounding trees through the open void. A tall glazed partition separates the space from the hallway in a light and elegant way. Thanks to its size and position, this area could potentially be converted into an additional bedroom by installing a simple partition wall.
The hallway on this floor has a neat appearance, enhanced by the beautifully lacquered wooden flooring that continues throughout. The separate toilet is fitted with a wall-mounted toilet with concealed cistern and hand basin. Modern floor tiles with green colour tones provide a distinctive character.
At the rear is a bedroom featuring the same continuous wooden flooring. The room offers space for large wardrobes and has a large window overlooking the rear garden. It is ideal as a principal bedroom but could equally serve as a guest room, home office or hobby room.
The bathroom is modern, spacious and carefully designed. The freestanding bathtub immediately creates a luxurious impression, while the walk-in shower with rainfall shower and linear drain provides everyday comfort. A frosted window allows natural light to enter while maintaining privacy. The washbasin with wall-mounted tap and mirror complements the calm and contemporary atmosphere.
The material selection is refined and elegant. The floor tiles have a terrazzo-style appearance and contrast beautifully with the light-coloured horizontal wall tiles, creating a bathroom that feels both practical and relaxing, almost like a private wellness space.
Second floor:
The second floor is once again surprisingly spacious and neatly finished. The attractive wooden flooring runs seamlessly throughout the entire level, creating a calm and cohesive appearance.
At the rear is the largest bedroom on this floor. From here, you enjoy views of the mature trees and rear garden. Due to its position, it almost feels as though you are not only living beside the forest, but within it, an experience that is especially noticeable when waking up to the greenery outside.
At the front is a spacious children's bedroom with a small balcony. This room includes a washbasin and offers ample space for a bed, desk and wardrobes. It is therefore a fully functional and practical bedroom. A second children's bedroom is located at the rear, similar in size and layout.
The landing also provides access to a storage cupboard and a spacious loft. This loft offers additional storage for items not needed on a daily basis. The floor may also offer opportunities to create an additional bathroom in the future, subject to the wishes and plans of the new owner.
Garden:
The rear garden connects beautifully with the living room. Directly outside the French doors is a terrace, allowing indoor and outdoor living to merge effortlessly during the warmer months. Beyond the terrace, a gravel pathway leads towards the charming covered seating area.
What makes this garden particularly special is its natural boundary. Rather than traditional fencing, the side of the garden is enclosed by mature planting and an earth bank, creating a sheltered and natural atmosphere. The covered seating area with swing makes the garden particularly appealing for younger residents, while the mature tree at the rear completes the green setting.
At the front, the property features a front garden with storage. Thanks to the position of the storage building, the front garden feels remarkably private. It is spacious enough to accommodate a motorcycle and is arranged with a paved terrace and abundant greenery, reflecting the atmosphere of the rear garden. The wood store is also located at the front.
LOCATION AND SURROUNDINGS
The property is located on Elzenlaan in Bilthoven, within a quiet residential area surrounded by woodland. Ample parking is available directly outside the property, and within literally one minute on foot, you can reach the extensive forests of Beukenburg and De Leyen. These beautiful natural areas are perfect for walking, exercising, playing and enjoying the greenery that makes this location so attractive.
Daily amenities are also close at hand. A supermarket is within walking distance, while Bilthoven's recently renewed shopping area, including Julianalaan, Emmaplein, Vinkenlaan and De Kwinkelier, is easily accessible by bicycle. Several primary schools, sports facilities and playgrounds are also located nearby.
The neighbourhood itself offers a pleasant mix of young and old residents. Children still play safely outdoors, while the area also provides peace and privacy. There is friendly contact among neighbours, combined with plenty of personal space. This balance makes it a wonderful place for families and anyone who enjoys peaceful, green living without feeling isolated.
Accessibility is excellent. Major roads leading to the A2, A27 and A28 motorways are easily reached, while bus connections to Utrecht and Bilthoven, including the railway station, are nearby. Utrecht Science Park, home to Utrecht University and UMC Utrecht, as well as Utrecht city centre, can also be reached comfortably by bicycle.
This location therefore offers an excellent balance between peaceful green living, nearby amenities and convenient connections to Bilthoven, De Bilt, Utrecht and surrounding towns.
ON BEHALF OF THE SELLERS
For us, the living room and garden have always been the true heart of this home. The large glazed façade creates a natural connection between inside and outside. On pleasant days, you can enjoy the terrace or the covered seating area, surrounded by greenery, birdsong and privacy. It is a place where you truly experience the changing seasons.
The green surroundings are equally noticeable from the bedrooms. The view of the mature oak trees behind the house creates a calm and sheltered feeling indoors as well.
One thing we will certainly miss is the wood-burning stove. During winter, it naturally becomes the place where everyone gathers. The crackling fire, cosy evenings with friends and festive moments with the children make the living room especially inviting.
The surroundings have also been a major advantage for us. The forest is just around the corner, playgrounds are nearby and children still play outdoors in the street. The neighbourhood offers a pleasant mix of residents, friendly contact and plenty of peace and privacy.
We are remaining in the same neighbourhood, not because it happened by chance, but because we never really wanted to leave.

RECENT RENOVATIONS AND IMPROVEMENTS
The property has been improved and maintained in various ways over the years. The rear extension was completed in 1998. In June 2006, the roof was completely renewed and insulated with Rockwool insulation. During this project, the roof covering was also replaced with non-asbestos materials.
The bathroom dates from 2021 and has a modern finish. The central heating system consists of an Atag gas-fired combination boiler from 2015, which is owned. The most recent maintenance was carried out on 7 March 2024 by Rudon.
The property has also received regular painting maintenance. The rear window frames were painted in 2023, while the front window frames were partially painted in 2023 and again in 2026 by Fokker Totaalonderhoud. The property is fitted with insulating glazing, including HR, HR+ and HR++ glass.
The chimney flues were last cleaned in November 2025, and the wood-burning stove was last used in January 2026. The dishwasher, fridge-freezer combination and cooker have all been replaced within the past four years.
