Description

Always dreamed of Tiny House living? This Tiny House is a gem of comfort, style, and sustainability. Completed in 2025, it feels like new. The park-like setting with beautiful views makes it almost like living at a recreation home where you can actually register and live year-round! If desired, everything you need for immediate living remains behind, from the furniture and kitchen appliances to pots, plates, cutlery, and even the washer/dryer combo. Just bring your suitcase, clothes, and toothbrush and move in; you can cook your meals without buying any additional equipment, unpack your clothes, and immediately soak in the luxurious bathtub without having to do a single day's work. Meanwhile, the bare wood walls and high ceilings create a sense of freedom and offer ample opportunities for customization and additional storage. Financing and sales conditions It is NOT possible to obtain a mortgage for a Tiny House. Buyers must therefore have their own funds or use another form of financing, such as a personal loan. Layout Ground floor – spacious kitchen, cozy living/dining room, and luxurious bathroom. What a charming space with wooden walls and a beautiful wood-look laminate floor. There is a cozy folding table with chairs, a practical bench with storage space placed by the garden window, and a cozy sitting area with cushions, which makes optimal use of the space under the stairs. The kitchen is beautifully finished with blue-painted wooden cabinets and a granite countertop. The kitchen is fully equipped with a dishwasher, cooktop, and microwave. The bathroom is a real eye-catcher: a freestanding bathtub, toilet, and sink, surrounded by marble-look walls made of water-resistant PVC. First floor - 2 bedrooms and additional toilet/laundry. A staircase leads to a landing with two bright and comfortable bedrooms as well as a separate space for a desk and chair. One bedroom is currently used as a guest room/lounge with a convertible sofa, but it could easily serve as a (child's) bedroom. The master bedroom has a 160cm bed and a practical niche for a built-in wardrobe. Both rooms can be closed off with beautiful wooden sliding doors. On this floor, there is an additional bathroom with a toilet, sink, and laundry facilities. Sustainable and Energy-Efficient Living This Tiny House is practical, attractive, and sustainable. It is very well insulated, has double glazing, is gas-free, and uses less of the grid’s electricity thanks to the shared home battery. Heating and cooling are provided by an air conditioning unit. The wiring for solar panels is already in place, so the house can easily be made even more sustainable. Why choose this Tiny House? This Tiny House is perfect for anyone who chooses a sustainable, minimalist, and conscious lifestyle. Living in Tiny Wedert Tiny Wedert is a unique residential concept where 13 sustainable Tiny Houses together form a close-knit and engaged community. The homes share outdoor spaces that encourage interaction and collaboration. The community consists of residents of various ages who share responsibility for the beautification of the grounds. Practical and sustainable shared amenities include: a laundry room, an electric vehicle parking space, a home battery, and plenty of spaces between the homes for development of secure bicycle storage as well as vegetable and herb gardens. This creates a social, green, and innovative living space where privacy and connection go hand in hand. Location and Accessibility Tiny Wedert is situated in a green and peaceful area on the edge of Valkenswaard, with nature reserves and walking and cycling routes nearby. For daily amenities such as shops, schools, and sports facilities, you can visit the center of Valkenswaard, which is easily accessible by bike. By car, you can quickly reach the highways to Eindhoven and Belgium. Public transport is available within walking and cycling distance, with good connections to surrounding villages and the city of Eindhoven. Ownership & location With the purchase price, you invest in the Tiny House itself: the house becomes entirely yours. You will live at a location managed by the Minitopia Foundation, from whom you rent the land. The lease agreement for the location has a fixed end date: October 1, 2034. In some cases, this period is extended by the municipality of Valkenswaard, but this cannot be guaranteed in advance. What this means in practice: you own your home, not the land. If the lease expires, you can easily move your Tiny House to a new location. The house is also designed for this: flexible living while preserving your investment. More information about living at Minitopia and the location can be found on the Minitopia website. Financing and sales conditions It is NOT possible to obtain a mortgage for a Tiny House. Buyers must therefore have their own funds or use another form of financing, such as a personal loan. Allocation Process The property will be awarded to the buyer with the best overall terms. In addition to the offered amount, a clear motivation is crucial. Before finalizing the purchase agreement, an introductory meeting will take place with the Minitopia Foundation and the residents of Tiny Wedert. During these meetings, we will determine whether there is a good fit between you and the community. Preference will be given to buyers who: - Want to actively contribute to the community - Are involved in the community's social life - Consciously choose a sustainable and environmentally friendly lifestyle. To express your interest, we ask you to submit a cover letter with your offer explaining why you would be a good fit for this residential project.
