Description
YOU ARE HIGHLY WELCOMED AT PAPAVERSTRAAT 41, perhaps your future home?
Really something for the bon vivant! This beautiful detached town house with garage could soon be yours!
Charming and in a characteristic ‘jacket’. Lovingly lived in by current residents and it shows! You will be amazed at the enormous space this property has to offer! We call this: ‘the best of both worlds!’
With no fewer than 6 bedrooms, a bathroom, a work and/or chill space where ‘feeling at home’ is the number one priority.
This house was built in 1969. The design was based on the principle of creating a lot of space, but retaining a good garden. Well, they certainly succeeded in this.
Do you start the day with a cappuccino in the sun behind the bay window or do you prefer to enjoy the sun in peace on the (covered) terrace? Do you plop down on the sofa, or enjoy a glass of wine at the kitchen bar? Live it up in the luxurious kitchen, or do you prefer a (winter) barbecue in the lovely garden? It's all possible in this family home. Of course, it doesn't get much nicer than this here on Papaverstraat. What a lovely house this is! Will you soon enjoy this fine house with ditto garden?

LOCATION AND LOCATION
Living at the PAPAVERSTRAAT...
About the place we are clear, it is fine. Very nice! This house is located in the ‘Theereheide’ district, a neighbourhood dating from 1955-1980. The neighbourhood is located on the south-west side of Sint-Michielsgestel at approx. 20 minutes cycling to ‘s-Hertogenbosch. By car, you can be in ‘s-Hertogenbosch or on the A2 in about 15 minutes. Far enough not to hear it but easy to reach.
This green village offers the ideal place to watch your kids grow up. Surrounded by forests with sports fields in between, they will have a carefree childhood. Here is, and this is now quite special in the Netherlands, an outdoor swimming pool.
The location of Papaverstraat is also nice for families with children. The children walk or cycle to one of the primary schools where they meet their friends. The slightly older children are quickly at secondary school, Gymnasium Beekvliet or Elde College, and can come home to chill out in between classes. High schools in the surrounding municipalities (such as Maurick College in Vught, Sint Janslyceum in Den Bosch or Jacob-Roelandslyceum in Boxtel) are also within 20 minutes' cycling distance.
The catchment area of De Dommel and/or the Zegenwerp estate located a little further away are perfect for getting a breath of fresh air in nature. Here, meadows alternate with forests, wonderful for walking and cycling trips. It is worthwhile to walk along the small river De Dommel to Den Bosch. By the way, it is also possible to do this by boat or canoe. Wonderful, that varied nature in your ‘backyard’.
SINT-MICHIELSGESTEL is a typical Brabant village, friendly with its own identity, cultural history and surprising events. People here still greet each other on the street and are ready to help each other. Here you can still live in peace and comfort. Social amenities can be found in the vicinity.
Do your daily shopping at the specialist shops or the supermarkets in the centre of Sint-Michielsgestel, which has a lot to offer, especially now that the centre plan is almost completed. There are also several catering establishments there to enjoy a cup of coffee, lunch or dinner. The village has several specialty shops and boutiques. And for better shopping, you can of course easily reach Den Bosch or Eindhoven.
Between the woods and fields, this really is the green commuter village for Den Bosch. With a sacred nature reserve Het Bossche Broek in between. Surely much nicer cycling than from Maaspoort or Grote Wielen! And closer look at the map.
Accessibility to and from the Randstad or the Eindhoven area
Despite its rural character, Papaverstraat is extremely centrally located to various arterial roads (A2, A50, A59 and N65) to and from Utrecht/Amsterdam or Eindhoven and Tilburg; reach the motorway in 5 minutes to be in Amsterdam an hour later or work in the high-tech area of Veldhoven/Eindhoven within 30 minutes? Absolutely no problem.
Various airports such as Amsterdam, Rotterdam, Maastricht and Weeze (D) can be reached in about an hour, Eindhoven airport is 25 minutes away and it's an hour and a half to Zaventem in Brussels (B).
Papaverstraat has plenty of privacy and allows for extensive enjoyment of outdoor living, but living certainly does not feel secluded. 's-Hertogenbosch can be reached within 15 minutes by car/public transport or even by bike, and besides a very rich history and strong culture, it offers everything you can expect from a region's capital.
Peaceful living in a cosy Brabant village and a Burgundian city within easy reach combined with every comfort; you will find it all here. You are welcome to come and take a look at Papaverstraat 41! Buy quickly and enjoy faster.
So... what are you waiting for? Make an appointment soon, you are most welcome! Maybe you will soon enjoy this unique home and its surrounding area?
