BBMI: the Branch-Wide Measurement Instruction (BBMI) is based on NEN2580 and is intended to apply a more uniform method of measurement for indicating the usable floor space. The Measurement Instruction does not completely rule out different measurement results, for example due to differences in interpretation, rounding off or limitations in performing the measurement.
Age clause: The following age clause will be included in the deed of sale: The buyer is aware that the property is more than 60 years old, which means that the requirements that may be imposed on the quality of the construction are considerably lower than for new homes. Notwithstanding Article 6.3 of this deed of sale, the total or partial absence of one or more characteristics of the immovable property for normal and special use and any other non-compliance of the property with the agreement shall be at the expense and risk of the buyer.

Asbestos clause: The following asbestos clause will be included in the deed of sale:
The immovable property may contain substances/materials containing asbestos. If these are removed, the buyer must take the measures and make the provisions required by law. The buyer declares that he is familiar with this legislation and accepts all liability and consequences that may arise from the presence of asbestos and/or the removal of asbestos from the immovable property. Notwithstanding Article 6.3 of this deed of sale and Article 7:17(1) and (2) of the Dutch Civil Code, the total or partial absence of one or more characteristics of the immovable property for normal and special use and any other-conformity of the property with the agreement as a result of the presence of any asbestos in any composition and/or location whatsoever shall be at the expense and risk of the buyer.
Transfer tax benefit:
The transfer tax shall be borne by the buyer. The tax base shall be reduced by application of Section 13 of the Legal Transactions Tax Act. The buyer shall pay the seller the difference between, on the one hand, the amount of transfer tax that would be due without reduction of the tax base pursuant to Section 13 of the Transfer Tax Act and, on the other hand, the amount of transfer tax that would be due with reduction of the tax base pursuant to Section 13 of the Transfer Tax Act. The parties agree that the aforementioned difference will be paid to the seller and that this will take place via the notary at the same time as payment of the purchase price.
