A home where everything comes together
The sale of 20 owner-occupied homes in Hibi will start soon. Hibi will be a unique blend of comfort, sustainability, and connection in a lively environment in the Amstelkwartier district. Can you already picture yourself enjoying city life and the peace and quiet in and around your home? Hibi Life offers a new way of living. A total of 123 homes will be built, spread over five distinctive buildings. The 20 owner-occupied homes are located in the small-scale MiGOTO and GURiiN buildings. The beating heart is Hibi Garden, a robust, sustainable courtyard garden with wonderful relaxation spots.
The corner building GURiiN will have 12 apartments with living areas between 90 and 105 m2. The other owner-occupied homes will be in the MiGOTO building, namely 6 apartments of 90 or 93 m2 and 2 spacious maisonettes of approximately 130 m2. Each building has its own pleasant entrance. You will only encounter your immediate neighbors here. Living in a small-scale apartment building gives a feeling of togetherness and security. Each building also has a separate area with individual storage rooms for the residents.

The website features a very handy property search tool where you can take a good look at the various apartments, the guide prices, and the floor plans!
When sales start, all documents, such as the final price list, will be posted on the website and you can register for the construction numbers of your choice. More information will be available when sales start, in February 2026. Construction is expected to start in August 2026.
Price ranges
The guide prices range from approximately € 793.000 to € 1.185.000 excluding ground rent, parking, and service costs.
The perpetual ground lease (Algemene Bepalingen 2016 gemeente Amsterdam) applies. There is a choice between paying an annual ground rent (guide price between approximately € 7.000 and € 10.000 per year) or opting for perpetual redemption.
Each home can have a parking space if desired. The monthly rent for a resident's subscription is approximately € 255 per month. (current price level).
The homes are subject to the owner-occupancy requirement, as established by the municipality for new-build owner-occupied homes. The homes may only be occupied by the owner. There are a few exceptions, including renting to a first-degree relative, such as a partner or children.
Prepared for the future:
at a time when sustainability is more important than ever, we are consciously choosing a green future. Individual ground source heat pumps are used to heat and cool the homes. These are not only efficient, but also durable. The result? Homes that consume almost no energy and boast an A+++/A++++ energy label. This label gives you advantages when taking out a mortgage.

In Hibi, you can not only enjoy the sunshine in your private outdoor space, but you can also choose to relax in the greenery of the courtyard garden. The surprise of HiBi is the large green shared courtyard garden: a lush oasis full of trees and plants. From your home, you have a beautiful view of the greenery. Here, residents relax, children play, and animals nest in over 1250 m2 of urban nature. Hibi literally brings nature to your backyard. The gentle transitions, stepped levels, and small water features give the garden a beautiful, playful atmosphere. Here you can do fun things together, such as sports, barbecuing, or gardening. Hibi is located in the beautiful Amstelkwartier. Amstelkwartier is located on the bend of the Amstel in Amsterdam East.
