Description

Modern and extended villa where you can live entirely on one level. In addition to the spacious living room and the kitchen, there are two luxurious bathrooms and five bedrooms, which currently fulfill the functions of bedroom, office and studio space. Underneath the house there is a basement at garden level with a sliding door and a double door to the terraces. On the plot of 3,455 m2 there is a carport for 4 cars and a storage room. The garden is beautifully landscaped with height differences and is partly a beautiful woodland garden with a meadow.

The whole is situated in the idyllic and wooded residential area of Wissel. Surrounded by private homes and recreation partly because the location is adjacent to the nature reserve 't Wissels Veen with beautiful walking, cycling and running routes. One can rightly speak here of safe living in nature, where all facilities can be reached within 5 to 10 minutes.

The house was built in 1964, but due to the renovations very little of the original design can still be found. In 2004, the house was extended so that the living space on the ground floor has been considerably enlarged. In recent years, the romantic house has been rebuilt on a large scale with a feeling for atmosphere and contemporary living comfort. On the outside the driveway, paved with basalt gravel, provides access to the carport and parking spaces. Around the house is a landscaped garden. Here are several terraces, a pond and a generous lawn edged with Corten steel. The generous plant borders have a wide variety of plants and shrubs.

The intimate main terrace is situated on the height of the living space of the kitchen and offers space for a large dining table. On the other terraces are seating and lounge areas where sun and shade can be enjoyed throughout the day. On the grounds there is also a mushroom-shaped storage room behind which is a meadow. Here there is room for keeping animals.

Due to its idyllic location on a paved dirt road where only eight houses are located, privacy and tranquility are guaranteed here. The street Park Wissel is located in the outdoor area 'Wissel', where meadows and forests border on each other. The centre of the village of Epe is only three kilometres away. The municipality of Epe consists of the villages Epe, Vaassen, Emst and Oene and has a combined population of approximately 33,000. Epe is with approximately 16,000 inhabitants the largest village and offers many amenities. There is an extensive and varied range of shops. There are catering and cultural events, primary and secondary schools and a weekly general goods market and a fruit, vegetable and fish market.

Layout: via a Brazilian slate staircase there is access to the platform with a high glass roof under which you can sit outside. Also here is the front door of the house located.
The central hall with loft gives access to all rooms on the ground floor and access to the stairs to the first floor. The ground floor has underfloor heating and is finished with Brazilian bluestone in combination with wooden floors.

The kitchen is generously sized and will enthuse many a hobby chef. The Bruynzeel kitchen arrangement consists of three parts, a straight kitchen arrangement for preparation and rinsing, a cooking area and a high cabinet wall. The white panel doors combine beautifully with the countertop made of Belgian bluestone. Built-in appliances include a dishwasher, fridge-freezer, combi-oven microwave, extractor unit and a Falcon stove with 5 gas burners including a wok, grill plate, oven, 2nd oven and a grill.

The living room is spacious and bright and sunny because of the large windows on three sides of the room. The dining room is on the left side near the kitchen and offers space for a large table with 8 to 10 chairs. Through the French doors you can walk onto the terrace, where the Brazilian slate is also laid. The atmosphere blends seamlessly and makes it possible to combine life inside with life outside on warm days.
The cozy sitting area around the fireplace and the second sitting area, furnished as a reading area, are cozy and warm. This feeling is enhanced by the wood fire and the beautiful oak floor, which is finished in white wash and laid in Hungarian point. From the living room and the kitchen there is a view over the beautifully landscaped garden.

From the central hall there is access to the other rooms on the ground floor. The modern toilet is equipped with a wall-hung toilet with a sink. There are three (sleeping) rooms on the ground floor, one of which is currently used as an office room with a double workplace. However, this room can easily be furnished as a spacious second bedroom. The third room is used as a wardrobe room. All rooms have oak parquet floors.

The luxurious bathroom is finished with stucco and the walk-in shower has large white tiles. The floor is made of Brazilian slate. On the right side are two natural stone basins on an antique cabinet built with luxury black wall taps and a four-door mirror cupboard. Behind a wall is the luxurious walk-in shower situated with rain and hand shower and recessed thermostat. There is also a wall-hung toilet. The bathroom can be nicely illuminated by the dimmable spotlights and the space gets daylight through a double window.

The staircase provides access to the first floor with mezzanine and a Velux skylight. On the entire floor is white laminate. The roof construction with robust beams give the rooms a high ridge and a tough appearance. The two large bedrooms have a dormer window and are currently furnished as a guest room and studio. The third room is the storage room under the L-shape of the dormer. In addition to the generous storage and wardrobe space are here the site of the Vaillant HR combi boiler (2014) and connections for washer and dryer.

The second bathroom is tiled with mosaic and has a shower cubicle with semi-circular hard glass doors, double washbasin on a granite top with above it a large mirror, wall-hung toilet and a design radiator. This bathroom also has a double window.

The basement is accessible via a closed staircase in the kitchen and from the terraces in the garden. The space is divided into two rooms. The largest room is currently the storage annex hobby room with a double door to the garden. The second room is a storage room with a sliding door.

The house offers possibilities for comfortable and modern living, but also for living and working can be combined. The villa is surprisingly secluded, yet the location is sheltered and certainly not isolated. Connections to the motorway, village centre of Epe, schools and leisure facilities are all within easy reach.
You are welcome to come and experience it for yourself!
