As immigrants from the UK that don't yet speak Dutch and don't understand the complicated process of buying a house, we decided to employ Hans to help us. Initially we were concerned that an agent would be expensive and would not bring much benefit, but we quickly realised this was not the case. At the start, Hans spent a lot of time getting to know us and working out what we wanted. It's easy to get on with Hans, but he has a realistic, matter of fact view on properties. He will tell you exactly what he thinks so that you are aware of the cons as well as the more obvious pros of any given property. This is invaluable when you find a property that you like and are tempted to overlook the negatives.
Perhaps the greatest benefit of employing Hans is the stress that he removes from the process. He arranges all the viewings and communicates with the seller during any negotiations. All communication occurred through Hans, and because he has been in the business so long, he was normally very familiar with the selling agent. When we considered a property more seriously, Hans quickly provided a very comprehensive survey so that we had the whole picture.
Once we made an offer that was accepted, Hans guided us through the process of signing contracts, obtaining a mortgage and arranging a notary and a translator. The purchase is now completed, and we have moved into the house, yet Hans is still helping us with advice and recommending tradesmen!
