First of all, it was an apartment in good location in Amsterdam, above Westepark, closer to the center.
We had a really good first impression about the agent. Charismatic guy who insured us that it will be simple journey and we should not worry much about it. After some time we started the process. We were adviced about asking price and we agreed on what was suggested. We recieved brochure for validation, agreed and posted an AD.
For the upcomming week we haven't received any requests to view the apartment, so we started to think how we could improve the situation. We update photos order, enabled some funda 'eye-catcher' and 'top position' tools, but it didn't help, there was no views within another week after changes. They suggeseted to repost property with a significantly lower price, but keep the same target price (overbid will be 10-13%) and we agreed. Finally, after another week or two we had our 2 views and thats when fun started. For some reason we were assigned with different agent within the same company. Now communication was happening by phone, which is good for speed but bad for keeping track and come back to what happened later. One of the viewers was interested in the appartment and proposed the price significantly lower than our target price was. We said our minimum number which was already 20k lower than target price. Agent called again and said that they raised proposal a bit, but still lower than our minimum number and suggested to accept that. We did not agree and eventually buyers agreed with our minimum price. Next 2 months we were waiting for buyers to get response from bank about their mortgage, we were requested to provide our valuation report for some reason and the very last week or two they found notary, but we could not make it for this dates and they found another one. Because it was short notice they postponed notary and we had to have a deal after planned transfer date, so we had to pay ~ 130 fee to bank. We could not feel any support from the agent and in most of the cases we heard new and new requirements from buyers about the postponed dates and reports. Regarding bank fee agent said something like "don't worry, good think that you don't have to pay for this couple of days your mortgage" (spoiler, we had to).
Finally, transfer day and buyers come to the apartment for final check with agent in his car. It was a bit surprising. Then they ride to notary in his car as well. There were no makelaar from buyers side, which also was a surprise for us. In Notary office agent was sitting and chatting with buyers until notary came in.
We really glad that we were able to sell the apartment but it was very far from expectation of anyone who sell apartment in Amsterdam. And after all, we still have a feeling that we were fooled for some reason, so I would definitelly not repeat this experience. Do not recommend this to anyone.
