This is a prestige property, a great well finished houseboat with a big open floating garden outside.
There is only 1 full bedroom, and It will sleep 2 (in luxury) Or 4 (on roll out beds).
There's lots of space inside and outside for entertaining, with the massive open plan living room as well as the 60M2 floating deck.
The Realengracht canal is a premium location; a quiet, prosperous, and friendly neighborhood in the Centrum of Amsterdam, opposite PrinsenIsland. There is no through traffic on the street, and little water traffic compared to the inner ring canals.
The south facing location gets direct sunlight, almost all day even in mid-winter.
As well as the houseboat, you get the use of the garden, a Dutch "Dekschuit" or deck-vessel. It's a plain yet attractive steel pontoon, on which we have planted flowers and small trees in large pots; there is a lot of bamboo. It's featured in the coffee table book "Amsterdam from the water". It has an automatic watering system, so you don't have to worry about the plants.
The boat is held about 4 meters away from the street, so there's a clean privacy moat, with a sturdy steel bridge with a locking gate.
The boat is 27 meters long. All of the boat is used as living space; there is no machine room any more.
There is only 1 bedroom [for a couple] with a very large bed. It is possible to make a second sleeping area using dividers in the main room. There's a lot of storage space, a large living room, full bath and separate toilet, washing machine, high efficiency gas central heating, and hardwood double glazed windows that open.
The interior is finished to a high standard, with hardwood floor throughout, white walls and dark hardwood trim. A TV slides out of a fitted cupboard when you want to see it, and is hidden when you don't. Most of the interior is a single very spacious room, there is a separate space for laundry and storage, with 32 large built in drawers.
The boat has city gas, water, internet, TV, and electricity. It is rented fully furnished.
The kitchen has an induction stove and electric oven.
Excellent road access to the center of town and the ring highway.
This is a fully legal free market rental, there is no urgency requirement and you may register at this address. Rental is for residential use only, No smoking onboard. Pets are allowed with conditions.
Expenses; the tenant pays the actual utility costs. This is highly variable, and depends on weather and usage patterns. The major cost is heating, and gas prices are not fixed. In 2024, a family of 4 paid €281 per month. I ask €300 above the indicated rental price, and the difference will be adjusted at the end of the year.
Other expenses; the city charges some taxes (the same as you would pay in an apartment) to the registered resident of the property. I have no control over these taxes, but they come to a few hundred per year.
We do not (and never have) apply a “contract charge” or any other hidden fees.
We have owned this ship for 35 years, we did the construction and we do the maintenance. Regular haulout (drydock) is scheduled for the end of May 2025, after which it is available for occupancy.
Tenant must have a provable income of at least E 50,000 NET. Guarantees by third parties will not be accepted. Proof of income is required before viewing.
Tenant is informed that the houseboat accommodation is not covered by Dutch rent control laws (article 7:233 BW).
