Non-self-employed persons:
The gross annual income should be based on 1 income:
• At least 45x the basic monthly rent for a single earner
Based on two incomes:
• Together at least 70x the monthly rent, with a minimum of 30x the basic monthly rent per person being the lower limit. It must be a lease agreement that concerns both applicants. They must therefore both be included as contract parties in the lease.
Self-employed:
The gross income is equal to the multi-year average of the net profit (turnover minus operating costs) from operations. For this gross income the same income requirement applies as for "income requirement for self-employed persons". In addition, the tenant provides a deposit with a minimum of 3x the monthly rent excluding service costs.
A deposit may apply if the difference - between your income and the stated requirement - is less than 3 months the basic rent of the home. If a deposit is applicable, it must be credited to the owner's account before the key is transferred. If payment is not made before a key transfer, no key transfer will take place with you. The deposit is provided during the entire rental period and is therefore for an indefinite period. You will receive no interest on the deposit paid.
Retired
If you are retired, we request that you send copies along with the registration form which shows your gross annual income or allowances. We take into account that retirees pay around 30% less income tax and the income requirement is taken into account as follows: annual income / 100X130 = ……. You must then divide the amount resulting from this by the income requirement to see the maximum amount you can rent.
Equity
If you have equity and this equity is important to count on in addition to income, then we may include 10% of this equity as income.
