3. Level of income
After meeting any minimum income requirement, the highest (combined) income is preferred, as this provides the landlord with the most financial security regarding compliance with the rental obligations.
4. Solid and verifiable positive rental history
A candidate with a positive and verifiable landlord’s reference is preferred. Candidates without a demonstrable rental history will be assessed on a case-by-case basis, requiring additional information or investigation.
5. Positive screening of ID and solvency
A property can only be allocated if the tenant’s identity can be verified and their financial capacity confirmed. The letting agent will carry out a thorough screening, including a manual check of ID authenticity features. The results of this screening may lead to rejection (even after initial allocation).
6. Household composition
A suitable household composition is required per property to prevent nuisance, damage, or overcrowding. Allocation will therefore take into account the intended household composition. Depending on the type of property, certain household structures may be preferred. This is assessed case by case.
7. Suitability in (the environment of) the property
In some cases, the location or characteristics of the rental property may make certain candidates more suitable than others.
