Description
Step into 'Maarse & Kroon Hof', a compact residential area designed with attention to detail in the 2000s. This neighborhood is located on the former grounds of the 'Maarse & Kroon' bus company – a name well-known in Aalsmeer. The neighborhood has, fittingly, retained this name.
Location
- The favorable location of this property is a major advantage. You'll live centrally, with various amenities, from shops to schools, all within comfortable walking or cycling distance
- For water enthusiasts, several marinas and the beautiful Westeinderplassen are also nearby and easily accessible
Sustainability
- Sustainability is well-addressed here with an energy label A
- The central heating boiler was renewed in 2021
- The house is fully insulated and equipped with HR++ glazing, contributing to a
comfortable and energy-efficient home
Good to know
- Unique is the double entrance, both on the ground floor and at dike level via a jetty. This makes the property also suitable for a practice or home office
- Your car will always be safely parked in your private covered parking spot, behind a secured gate
- On the second floor, you'll find a spacious roof terrace of over 70 m². This is a lovely, sunny spot where you can enjoy the outdoors with plenty of privacy. There are also possibilities to partially extend this roof terrace to create more living space
- The safe design of the Maarse & Kroon Hof creates a safe playing environment for children both on and under the scaffolding
- The ground floor features a beautiful marble floor, complete with comfortable underfloor heating
- Maintenance of the jetty and speed gate is managed by the Stichting Onderhoud Watermunt (Watermunt Maintenance Foundation), with a modest monthly
contribution of € 67.- (2025)
The house
The main entrance, suitable for visitors, is located on the first floor. This offers possibilities for a practice or home office. From here, the bright staircase leads you to the ground floor, the main living area. This is where the everyday entrance is located, along with a separate toilet, the meter cupboard, and access to the generous, garden-oriented living room with an open kitchen. The kitchen is well-maintained and features a teak worktop, dishwasher, one-and-a-half sink, and a 4-burner gas hob with a recirculation hood. A separate unit provides space for the refrigerator with freezer and the oven. The entire ground floor is fitted with marble tiles and underfloor heating.
The first floor comprises three spacious bedrooms, the bathroom, and a second separate toilet. The two largest bedrooms are quietly located at the rear of the house and include insect screens. The third bedroom is at the front, facing the jetty. The indoor bathroom is equipped with a bathtub, shower cabin, and a washbasin unit. The solid pine floor on this level adds to the warm ambiance.
The second floor has a practically divided technical and laundry room, as well as the fourth bedroom. At the front are the washing machine and dryer, but also the renewed central heating boiler and renewed mechanical ventilation. By cleverly using the height, extra storage space has been created here. The fourth (bed)room gives access to the spacious roof terrace. This is a nice place to enjoy the sun in complete privacy. For a new owner it is possible to partially expand the roof terrace, in order to create more living space on this floor.
Garden
Through French doors from the living room, you step into the charming, well-maintained backyard. Facing northwest, you'll enjoy the lovely afternoon and evening sun here. The garden is neatly landscaped with multiple terraces and plants, providing a pleasant outdoor space. At the back of the garden is a convenient wooden bicycle shed with electricity, and the garden is also accessible via a back entrance. The side path to this back entrance is next to the house.
Aalsmeer
Aalsmeer is conveniently located a short distance from Amsterdam. The city center can be reached within a 20-minute drive. Arterial roads A4/A5, the A10 ring road, and the A2 are also easily accessible for destinations such as Haarlem, Leiden, or Utrecht. A high-quality public transport connection (R-net) provides a fast link to Hoofddorp NS station, the Schiphol circular line (also with an NS station), and Uithoorn (with a light rail connection to Amsterdam Zuid station). The unique nature and recreation area 'Westeinderplassen' is perhaps the village's greatest asset. With the Westeinder beach and promenade, Aalsmeer offers the comfort and all the positive aspects of free living in a village with all urban amenities within easy reach. This makes Aalsmeer a pleasant village to live in, in the heart of the Randstad conurbation. Aalsmeer has a rich community life and excellent shopping facilities. The nearest larger shopping centers are in Amstelveen and Hoofddorp, both easily accessible by bicycle or public transport.
