Description
A stunning Waterside Farmhouse in the heart of the Randstad, just a short bike ride from Amstelveen.
We are proud to offer this exceptional detached farmhouse, nestled along the water’s edge, where greenery, freedom, and space are the key elements. Located in the heart of the Randstad and within cycling distance of Amstelveen, this charming home offers a rare combination of tranquility and accessibility.
A few decades ago, this unique residence was constructed using a mix of original, historic materials and modern architectural influences, including loft-like features. The result is a captivating, freestanding family home with a warm and distinctive character. It boasts an impressive 225 m² of living space on a private plot of 1390 m²—featuring a spacious garden! Additionally, there is a generous outbuilding of about 22 m².
Enjoy the stunning view of the Amstel River from the front of the house, complete with a private dock for a refreshing morning swim. Or bask in the sun in the rear garden with family, guests, and loved ones. The garden is beautifully landscaped with flowering borders and bathed in sunlight. Children, in particular, will find this home and its surroundings to be a true paradise, with multiple stairs and rooms perfect for playing and hiding. Swimming is right outside your door, and the lawn is ideal for cartwheels and games. Life here is truly a celebration—whether you're living, playing, or simply enjoying.
The house is ideally situated with privacy in mind, set back from the road and separated by a lovely front garden adorned with hydrangeas. Parking is available on the side of the house.
Should the house not fully meet your living space needs, there are multiple options for expansion, both with and without permit requirements. A professionally prepared massing study is available for interested parties, which also includes the option for demolition and new construction. More information is available through our office.
A Short Tour
WELCOME
This cozy family home has multiple entrances, though the side entrance is most commonly used. This leads into a hallway that flows into the spacious kitchen and rear living room. There’s also a more formal front entrance featuring beautiful double doors—typical of traditional farmhouses.
LIVING AND COOKING
The kitchen, which opens to the dining area, was updated in 2016 in a warm, soft green color and comes fully equipped with all standard built-in appliances. Beige natural stone tiles and wooden beams add to the ambiance, and the dining table offers a charming view outside.
A characteristic staircase with wrought iron railing leads up to the strikingly bright and lofty living room. Once the barn’s hayloft, this area is now an artistically inspired living space filled with natural light from skylights. Here too, you’ll find a natural stone floor and a fireplace that adds warmth and coziness during the colder months. The large living room allows ample space for furniture, reading nooks, a chandelier, and bookshelves. With views in three directions of the garden, a fireplace for winter, and air conditioning for summer, this space is a year-round retreat.
DINING ROOM
Next to the living room and behind the formal entrance is a lovely room currently used as a dining room. With minimal adjustments—like adding a partition wall—it could easily serve as an additional bedroom or office. It too overlooks the beautiful garden.
SLEEPING
The master bedroom is located on the ground floor in the side wing of the house. It offers privacy, peace, and direct access to the main bathroom. Upstairs, in both the main building and side wing, are two more bedrooms—one with an en-suite bathroom. There’s also a fourth room on the mezzanine level currently used as an office. All bedrooms/study rooms include built-in closets.
BATHING
There are two spacious, fully equipped bathrooms. The main bathroom is in the side wing and features a bath (also accessible from the hallway), a walk-in shower, and a double sink area connected directly to the master bedroom. The second bathroom is on the upper floor of the main house and includes a toilet, bath, washing machine connection, and sink. Though not recently updated, both bathrooms are functional and generously sized.
BONUS SPACES & OUTBUILDING
There's even more: in the attic level of the main house, next to one of the bedrooms and the second bathroom, is a mezzanine that offers space for books, trinkets, or memorabilia, and overlooks the living room and rear garden.
A spacious garage—currently used as a hobby room—also includes a large loft with plenty of storage. A car can be comfortably parked under the carport next to the garage. Behind the garage is a wooden storage shed.
SURROUNDINGS AND ACCESSIBILITY
This detached home is located in a peaceful, green, and rural setting. To the west, the plot borders a protected nature reserve, offering sweeping views over the surrounding meadows. Due to its protected status, the likelihood of future development in the area is very low.
Within minutes, you can reach the center of Uithoorn by bike or car. Here you'll find a variety of shops—including the Amstelplein—and restaurants with waterside terraces. The Zijdelwaard shopping center also offers ample options for daily groceries. Uithoorn features several primary and secondary schools, as well as sports clubs. Amstelveen is also easily accessible via a scenic route along the Amstel River, bringing you to the vibrant Stadshart shopping and cultural district. The Amsterdamse Bos—perfect for walkers, athletes, and nature lovers—is just a 10-minute drive away. Major roads including the N201, A1, A4, A9, and A10 are easily accessible, making Schiphol and Amsterdam quickly reachable.
