Description
Cozy double upstairs apartment with sunny roof terrace and beautifully renovated balcony (10 m2 of private outdoor space) with a practical layout due to the spacious living room – which is playfully interrupted by the internal staircase to the fourth floor, creating a dining corner with a sitting area near the kitchen, an adjacent extra study room, and above is a spacious bedroom with en-suite bathroom including dressing space with walk-in closets. Beautiful living with lots of light incidence and nice sitting areas throughout the entire house... and all this just a stone's throw from Westerpark. By the way, you pay no leasehold at all because of OWN GROUND.
On the one hand, there is peace and quiet in the apartment itself, while the trendy Amsterdam West neighborhood, with Van Hallstraat, Hugo de Grootplein, and De Jordaan, is in the vicinity. In short: everything that makes living in Amsterdam so unique and enjoyable can be found here.
LAYOUT
Through the communal stairwell, we make our way to the third floor with landing and the apartment's private entrance. Upon entering, you step directly into the hall, which connects to all rooms and features a wardrobe and separate toilet. Perhaps it is partly due to the beautiful oak flooring and carefully chosen color tones that entering this apartment feels so familiar. Welcome home!
Living room
First, we encounter the spacious ‘sunny living room’, where you can enjoy pleasant natural light incidence, as the name suggests. At the front side of the property, there is a sitting area with a family sofa, coffee table, cabinets, and a TV cabinet. The characteristic mantlepiece with decorations and ornaments on the ceiling create a homely atmosphere.
At the rear of the living room, there is a dining area with a cozy sitting area located near the adjacent kitchen, naturally furnished with a table and matching chairs. Here, too, there is room for a possible (sideboard) cabinet and, for example, a nice painting above the mantlepiece. A large window in the dining area provides a view of the balcony and, with the tree behind it, lots of greenery from spring onwards. A soothing view; truly picturesque!
Balcony
The balcony was beautifully renovated in 2023 and faces south. It is a lovely outdoor space on the third floor. By placing a bench or balcony chairs there, you can enjoy a cup of coffee or other refreshments in the open air. Thanks to the built-in balcony cabinets, you have practical storage space and, as mentioned earlier, you can enjoy the view of the greenery in the Amsterdam backyards of the neighbors.
Kitchen
The kitchen is conveniently located next to the dining area with a cozy sitting area in the living room. The kitchen unit is equipped with built-in appliances: a 5-burner gas stove including wok burner, extractor hood, large oven, tall refrigerator with separate freezer (Samsung 2025), and a dishwasher (also Samsung 2025). The durable countertop is made of stainless steel, there is a small extra sink (very handy) and plenty of built-in spotlights and wall sockets, so the chef can cook to their heart's content. Furthermore, the wooden kitchen cabinets, drawers, and shelves provide plenty of storage space. Due to the extra electric boiler (Daalderop), you'll have hot water in the kitchen in no time. There is also a door that provides access to the balcony.
Study room
The multifunctional study is also accessible from the living room. It is currently furnished as an ideal home office with desk and chair, wall cabinet, and shelves. Two casement windows provide plenty of pleasant light incidence in this room, allowing you to work productively while enjoying the beautiful view outside.
Fourth floor
Using the internal staircase in the living room, we then proceed to the fourth floor, where the spacious bedroom, en-suite bathroom with built-in cupboards, and access to the roof terrace are located.
Sleeping
The large, comfortable bedroom (20 m2) is located on the fourth floor. Currently, it features a large double bed (1.80 x 2.00 m) and custom-made built-in wardrobes along the wall. There is also a fold-out sofa bed next to the skylights and French doors leading to the roof terrace. Hugh potential to decorate this upper floor to your own liking. Next to the bedroom, the comfortable en-suite bathroom is cleverly positioned and equipped with a (walk-in) closet including a dressing area.
Bathroom (en-suite)
As mentioned, the comfortable bathroom is located next to the bedroom. It has a walk-in shower with a niche for bathroom accessories, sink with mirror cabinet, another large mirror hanging on the wall, spotlights, wall socket, and a designer radiator for drying towels. In addition to the sanitary facilities, there is plenty of space for (walk-in) closets, a dressing area with mirrors, the washing machine is conveniently concealed, and there is also the possibility of installing drying racks and/or a dryer. Besides, you have the convenience of a casement skylight, which can be set to tilt position for natural ventilation.
Roof terrace (6 m2)
In addition to the balcony on the third floor, there is also a roof terrace above. This ensures you have a spot in the sun as soon as it comes out on a good day. There is a wall bench with garden cushions against the wall, and thereby room for chairs. With a nice plant or colorful flowers, you can quickly create an extra great atmosphere on this lovely roof terrace.
SURROUNDINGS & ACCESSIBILITY
The property is located in the popular neighborhood called ‘Staatsliedenbuurt’ on a quiet street and a stone's throw from the cultural Westerpark. There are many restaurants, coffee shops, specialty stores, and cafés (De Gruyter, Nassau, Café Amsterdam, Pacific, Mossel & Gin). The famous Jordaan neighborhood with its charming Nine Streets and the Haarlemmerdijk are also nearby. There are excellent public transport connections, with a tram stop around the corner, Central Station just a few minutes away, and several bus stops within walking distance. By car, you can reach the A10 ring road easy.
PROPERTY
The apartment is located on own ground, so you pay no leasehold whatsoever!
