Description
DEscriptION
In a fantastic location (just around the corner from the Amstel), we are delighted to offer you a beautiful double upper house of 103 m² with a private entrance and a south-facing terrace. The property features three well-sized bedrooms, a stylish bathroom (renovated in 2017), a modern kitchen (renovated in 2013) and a roof terrace. During the split/renovation in 2004, the foundation was renewed and double glazing was installed throughout. In 2017, the rear façade was insulated, and in 2022, a new bitumen roof covering was installed with sedum vegetation and 8 solar panels (4 per apartment, each 385 Wp). As a result, this property has an energy label A.
LOCATION
Eerste Boerhaavestraat is located in the popular and charming Weesperzijde neighbourhood. The location is very central, on the edge of the city centre and within walking distance of De Pijp. The street is a quiet side street between the Amstel River and Wibautstraat. The area offers plenty of cafés and restaurants, such as De Ysbreeker, Loetje, Pizzeria Lou Lou, and Amstelhaven. Also within walking distance are Theater Carré, the Albert Cuyp market, and the Amstel Hotel. For daily shopping, there are various supermarkets nearby, as well as Hartog’s Bakery, and in Utrechtsestraat you’ll find the renowned Kuyt cheese shop, liquor store, and patisserie. There are several excellent primary schools in the area. Both Sarphatipark and Oosterpark are just a short distance away. The property has excellent accessibility by both car and public transport. The A10 ring road (S-100 and S-112) is only a few minutes away by car, and within walking distance you’ll find tram lines 3, 7, and 10 as well as metro lines 51, 53, and 54 (Weesperplein station). Paid parking is available in the street, and there is a public charging point for electric cars right outside.
LAYOUT
Via a private staircase you reach the second floor. Here, a small hallway provides access to a separate toilet with wash basin and a laundry area with space for a washing machine and dryer. The bedroom at the front of the house features a deep built-in wardrobe wall. In the other bedroom, the space has been cleverly used to create a walk-in closet with ample storage. The third bedroom is currently used as an office. The luxurious bathroom (renovated in 2017) is fitted with a bathtub, shower, wash basin, and underfloor heating, with daylight streaming in through a large stained-glass window.
On the third floor you’ll find the living area. This entire floor is dedicated to the living room and open kitchen. A modern glass skylight with triple glazing (installed in 2023) floods the space with natural light. From the living room, you can access the sunny south-facing roof terrace of almost 9 m², offering an open view over the inner gardens. The modern oak kitchen (renovated in 2013) is equipped with various built-in appliances, including a refrigerator, three-drawer freezer, induction hob with oven, Quooker boiling water tap, extractor hood, and dishwasher. This floor also has a separate toilet with wash basin. The HR combi boiler from 2022 is neatly concealed in a cupboard, and the electrical panel was upgraded in 2022 to 3 x 25A.
RESIDENTS’ REMARKS
“We have lived in this house for over 12 years with great love and pleasure. The location is amazing: you can go to a show at Carré and then walk home along the Amstel lit up with fairy lights. For cocktails and dancing we’d head to the Volkshotel, for walks and coffee on the terrace of De Ysbreeker to the Weesperzijde, and at Café Hesp you can even swim in the summer. The vibrancy of the city is always within reach, yet Eerste Boerhaavestraat itself is peaceful and friendly. When we had children, we got to know the neighbourhood in a new way: playing at the Leeuwenhoekstraat square, plenty of good schools nearby, picnicking in Oosterpark, and joining St. Martin lantern parades with the neighbourhood kids.
We’ve also always loved the house itself: the daylight, the layout with the living room on the top floor so you never disturb anyone, and the sheltered terrace you step onto from the living room with a glass of wine in hand, enjoying the sun from early spring. For us it’s time for a new adventure outside the city. We hope the new residents will enjoy it here as much as we have!”
