Description

This well-maintained apartment of over 80 m² is located on the top floor of a sustainably renovated building in the green and quiet Holendrecht neighborhood. Thanks to its position on the third (and top) floor, you’ll enjoy plenty of privacy, no upstairs neighbors, and an open view. The apartment is bright, practically laid out, has two bedrooms, and features a sunny southwest-facing balcony. Layout The apartment is reached via the central entrance with mailboxes and stairwell, leading to the third floor. All rooms are accessible from the hallway. At the front of the apartment is the spacious, bright living room with access to the balcony, ideally located on the southwest. Here, you can enjoy many hours of sunshine and an unobstructed view. The open kitchen is equipped with a four-burner gas hob, extractor hood, dishwasher, and ample workspace and storage. There are two generously sized bedrooms, one of which has direct access to the bathroom (ensuite). The bathroom is also accessible from the hallway and features a washbasin, shower, and connection for a washing machine. The toilet is separate. Additionally, the apartment includes a large internal storage room, an extra storage space in the hallway, and a private storage unit on the ground floor with electricity. Sustainability The Senso building underwent major renovations between 2022 and 2024, including triple glazing (HR+++) in new uPVC window frames, floor and roof insulation, mechanical ventilation, and improved ventilation grilles. The roof is fitted with solar panels, and the communal entrances are lit with energy-efficient LED lighting. These sustainable upgrades ensure a pleasant indoor climate—warm in winter, cool in summer—and lower energy bills. The homeowners' association (VvE) is also working on an advanced plan to transition the building off natural gas. Sustainable alternatives being considered include a collective heat pump, district heating, and electric cooking. The aim is to live fully energy-efficient and gas-free in the near future. Funding for this sustainable transition is largely covered by VvE reserves and possible subsidies. Owners will only be required to contribute a modest amount themselves (expected around 2026). Once the plan is implemented, the current central heating boiler will be removed. Heating will then be provided via a collective heat pump system, with residents paying based on individual usage, measured by meters connected to the central system. Location Holendrecht is a green and quiet residential area with plenty of open space, little high-rise development, and good amenities such as a shopping center and public transport. The neighborhood is popular with residents who often stay here for many years. Within walking distance are Holendrecht metro and train stations, as well as several bus connections. By car, you can quickly reach the A2, A9, or A10 motorways. Nature lovers will appreciate the nearby Gaasperplas, a great spot for walking, picnicking, or water sports. Ground Lease The ground lease is well arranged and has already been bought out until 2057. After that, the perpetual lease will be €105 per year, indexed annually for inflation. As a new owner, you’ll have the option to fully buy out the ground lease.
