Description
It doesn’t get any more Amsterdam than this: living in a UNESCO World Heritage Site on the waterfront of the Prinsengracht and Lauriergracht. Here, you’re practically sitting on your own little terrace by the canal right outside your front door. The many boats passing by, people-watching, enjoying a coffee or glass of wine in the sun in the afternoon and evening—this view never gets boring; life here is pure enjoyment!
Be sure to look up when you’re standing in front of the building. Built around 1730, the building was renovated in the 1920s and 1980s and features a beautiful stucco facade with rich detailing.
The apartment has its own entrance on the ground floor. A unique feature is the many windows on the side of the building. This is unusual for canal-front properties and provides extra natural light. The apartment is located on the side facing the Oude Noldersgang, which is enclosed by a gate and accessible only to residents.
The high ceilings, approximately 2.90 m, make this apartment feel especially spacious. The apartment features underfloor heating combined with beautiful marble flooring. The marble flooring extends throughout the entire apartment and into the bathrooms, creating a serene atmosphere and a chic, luxurious foundation. The apartment was renovated in 2015, during which the kitchen and bathrooms were updated. The kitchen is located at the front of the apartment, allowing you to enjoy a view of the street and sit comfortably here while looking out over the canal. The kitchen itself is equipped with a refrigerator, separate freezer, dishwasher, 4-burner induction cooktop, and a combination microwave/oven, and is finished with a natural stone countertop.
There is a bathroom with a shower, toilet, sink, and recessed ceiling lights. This means there is always a guest bathroom, and you could potentially convert part of this space into a spacious storage area if the extra shower is no longer needed. There is a separate cabinet for the washer and dryer.
The living room and bedroom with a workspace are located at the rear of the home. A wide built-in closet in the bedroom provides ample storage space. The en-suite bathroom is relatively spacious and features a bathtub, shower, vanity, and a second toilet. Here, too, the ceiling is equipped with recessed spotlights.
Homeowners’ Association
The Homeowners’ Association consists of 5 apartments and is professionally managed by Ter Linden en Heijer VvE Beheer. The service fees amount to approximately €190 per month. A long-term maintenance plan has been drawn up.
Neighborhood
Here, you’ll sit on your own terrace along the canal with a view of the Jordaan, and with Van Puffelen as your neighbors, you’re in the perfect spot. Don’t feel like cooking? Stop by for some great classics. You can also head two doors down to Verlan, or check out Bussia, Jansz, Pulitzer Garden, V&A Bar, or one of the many other great restaurants this neighborhood has to offer. With the “9 Straatjes” literally around the corner, along with the Elandsgracht and Rozengracht, there are plenty of shops and specialty stores, and there’s no shortage of great Amsterdam pubs and museums either. The triangle formed by the Canal District, the Jordaan, and the city center makes this a vibrant area.
Parking & Public Transportation
As for parking, this is a “Centrum 2-e” permit zone. With a Centrum 2-e permit, you may park in the Centrum 2 area. Until the end of February 2027, there will be no trams running on the Rozengracht due to the renovation of the Jordaan Bridge, but after that, several tram lines will once again have stops on the Rozengracht. Trams 2, 17, and 24 stop at Paleisstraat.
