Description

Spacious and quiet living in the centre of Amsterdam. This spacious ground floor flat of approx. 295 m², spread over 3 floors, is located on the wide and centrally located Weteringschans. The property is part of a characteristic and monumental building from 1879 and is situated on freehold land. The house is divided into a basement, a bel-etage and a first floor. The combination of authentic details, such as high ceilings and large windows, modern finishes and a spacious balcony, as well as a sunny back garden, creates a pleasant and comfortable living environment. Layout Bel-etage The stately entrance leads to the bel-etage. Entrance, vestibule and a spacious hall with access to all rooms. This floor is furnished as a living area. At the front and rear is a living room en suite, with a fireplace, high ceilings, beautiful windows and original details. At the rear is a separate study, ideal for working from home or studying. The large windows at both the front and rear provide plenty of natural light. At the rear is another multifunctional room with connections for a washing machine and dryer. The hall has additional storage space, a toilet with washbasin and stairs to both the basement and the first floor. First floor This floor has two spacious bedrooms (approx. 23 m² and 26 m²) and a third, smaller bedroom, ideal as a children's room or guest room. The large bedrooms have built-in wardrobes and there is a handy connecting room that is currently used as a cloakroom. The front room has a bay window with beautiful stained glass windows and the rear bedroom has French doors opening onto a sunny balcony (1.80 m deep). There are two bathrooms and a separate toilet on this floor. Basement The basement has a spacious kitchen/diner and a living area with direct access to the back garden. The folding doors can be opened across the entire width, bringing the garden closer to the house. The kitchen is spacious, equipped with built-in appliances and has plenty of work space and cupboard space. From the hall, there is access to an additional kitchen area, which also has French doors to the garden. Outdoor space The house has a well-maintained south-facing back garden of over 68 m². The garden is accessible from the basement and offers privacy and tranquillity. On the first floor is a sheltered south-facing balcony, a lovely place to sit outside with a view of the greenery. A neighbourhood known for its beautiful shops, good restaurants and cosy cafés and clubs. The cultural heart of Amsterdam is also within walking distance. The Concertgebouw, Rijksmuseum, Van Gogh Museum and Stedelijk Museum are all nearby. There are also several good primary and secondary schools, making this property ideal for families with growing children. From this central location in the city, other popular neighbourhoods are also easily accessible, such as De Pijp, the Spiegelkwartier, Grachtengordel and the Nine Streets. Very easily accessible by car via the A-10 ring road and by public transport (various tram and bus lines). The Vijzelgracht metro station is a 2-minute walk away and takes you to Schiphol Airport in 20 minutes. Seller's story What made the previous residents enjoy living here so much and why is the property being sold? The seller tells the story. When did you buy the property and why did you decide to buy it at that time? In 1992, my husband and I bought this property because I wanted a garden. I come from the countryside and felt confined without a garden. We got the house as well. My husband was afraid that I would eventually say let's move to Zuid or Amstelveen, so he bought it before I could say anything. The garden was neglected and the house had been lived in for almost 40 years by a man who had once had his doctor's practice there. So we had our work cut out for us. Every year, we renovated parts of the house. First, the important things like double glazing, new pipes, electrical wiring, plastering and painting, and then the interior. And when children came along, everything had to be changed again. But the fantastic garden and south-facing balcony remained. And the hardest thing will be saying goodbye to them. What makes living in this house and neighbourhood so pleasant? This house is located in the centre of Amsterdam, on the east side and just outside the canal belt. The house is very conveniently located for getting into and out of the city. The Utrechtsestraat neighbourhood is still relatively quiet, there is always parking available, nice shopping streets, Amstelveld, a number of good primary schools in the neighbourhood and many families with children live in the neighbourhoods behind the house. A green carpet is being laid from the Rijksmuseum to De Nederlandsche Bank. Artis and the quiet Plantage neighbourhood are nearby. The Weteringschans is a thoroughfare but has now become a bicycle street, shifting traffic from cars to bicycles. There are always people on the street, which is busy but also makes me feel safe in the evening because there are no dark, secluded corners. The house can be arranged in different ways depending on your needs. Lots of workspace when needed—my husband works as an illustrator—and more space for the children when they were small. So there is enough space for everyone, the house feels like a warm coat in winter and stays cool in summer. And on the balcony and in the garden, the hustle and bustle of the city is far away. The biggest renovation in recent years was the bathroom. We turned one bathroom into two, a small one for our daughter. Part of the paving in the garden and the garden fences have been recently renewed. You can feel the history in this house; you are just a passer-by and must take good care of it. I hope we have done that. Why are you leaving/why is the house for sale? We are selling this house because it has become far too big. The basement used to be mainly used as my husband's drawing studio. Thanks to automation, a computer and scanner are now sufficient for him, and we have renovated the conservatory on the ground floor into a great workplace. When I'm sitting on the sofa reading, he can just carry on drawing. But we don't have any children living at home anymore, and I work outside the home during the day, so a lot of the rooms are only used to a limited extent. The idea of a more compact, smaller house with a garden is appealing. Whether that is feasible remains to be seen, but that's a new adventure.
