- The entire electrical circuit operates via the KNX system. With KNX (Konnex or connectivity), all building functions can be interconnected, programmed, and controlled, from heating, ventilation, and indoor climate control to lighting, sun shading, and security systems. Notably, there is no continuous current on the power grid, and power is only supplied when a device requests it. The system can, for example, automatically control the heating, switch on lights, and open or close blinds. A central computer controls the system as desired.
- The pool, installed in 2023 and measuring 12 x 7 meters, is technically designed to be fully automated in heating, filling, and purification. Chemicals are automatically added when needed, and heat exchangers ensure the correct temperature. Water purification is based on salt electrolysis, where the salt is converted into natural chlorine by electrical voltage. The pool has a fully automatic cover. Excess heat from the house is even used for additional pool heating.
- Window coverings, (LED) lighting, carpeting, and integrated systems, such as a Dolby surround system, remain after the sale.
- The house is equipped with a security system, including gate security and an alarm connected to a control room. Smoke detectors are connected to the alarm system.
- A 35-meter-deep groundwater well has been drilled on the property, providing clean groundwater for irrigating the gardens. The masonry well is a true 'water well,' where the groundwater naturally rises.
- The energy label is pending, but it is undoubtedly one of the better labels.
LAYOUT:
GROUND FLOOR OF THE HOUSE
The entrance to the house is located in the middle of the farmhouse. The spacious hall includes the staircase to the upper floor, a built-in wardrobe, the meter cupboard, and a partially tiled, modern toilet with a wall-mounted toilet and sink. From the entrance hall, you can access the living/sitting room on the right, the dining room on the left, and a spacious hallway at the rear leading to the utility room and dining room.
From the hall, we proceed to the right into the living/sitting room. This space is divided into two parts, but the non-load-bearing partition wall can be removed if desired. Sleeping on the ground floor? That is also possible here by further separating the spaces and creating a bathroom from the adjacent utility room, which was even considered during construction.
The living/sitting room is finished with carpeting, plastered walls, and a plastered ceiling with integrated spots. The authentic visible beams on the ceiling no longer have a load-bearing function. At the side, French doors provide access to a covered area and the side garden.

Back in the entrance hall, we take you to the left side of the house. From the hall, through a glass pivot door, we enter the dining room. This dining room also measures 47 m².
In the dining room, the original fireplace, including the 'viewing nook,' has been restored and built as it was originally. A wood-burning stove is installed in the fireplace. At the rear is a door to the rear hall, and there is a wide opening to the kitchen. This room is finished with an oak floor, plastered walls, and a plastered ceiling with integrated spots.
Adjacent to the dining room is the kitchen. The kitchen was updated in 2023 with a luxurious design. The kitchen setup consists of two separate tall cabinet walls, a cooking island, and a separate sink island. The kitchen measures 3.57 x 8.46 m (30 m²). Through sliding doors, you can access the attached bakery house, extending from the kitchen. The bakery house is authentic, originally part of the house, but has been completely recreated from the original. This space, with a beautifully exposed roof, measures 3.67 x 5.76 m (21 m²). The bakery house is finished with the same Turkish hardstone floor as in the kitchen, plastered walls, and a plastered ceiling. A door provides access to the garden.
Walking back through the kitchen and dining room to the entrance hall, we proceed to the rear of the house. As mentioned, this can also be accessed through the dining room. We enter a hallway at the rear. This hallway includes a built-in closet and provides access to both the garden and, within the house, the spacious utility room. The hallway has a built-in closet and a sink.
In the utility room, there are connections for the laundry equipment and three built-in closets, one housing the central heating system, another containing the boiler for hot water on the upper floor, and a third housing the technical setup for the KNX system.
FIRST FLOOR
The fixed staircase leads to a long, spacious landing at the rear of the house. Luxury built-in closets have been created in the sloping part of the landing. From the landing, you can access four bedrooms, the first bathroom, and a separate toilet.
