Description

Impeccably Restored Farmhouse with A-Rating and Architect-Designed Garden In a prominent location in the heart of the Bommelerwaard countryside, this beautifully restored and exceptionally well-insulated farmhouse (energy label A) is set amidst an architect-designed garden. The property includes a covered terrace, detached garage, and traditional barn. The ground floor offers a spacious hall with mezzanine and access to the vaulted cellar; a garden-facing living room with soapstone wood-burning stove; a sleek, luxury kitchen tucked behind a half-height wall; a utility room; a master bedroom with adjoining dressing room and luxurious en-suite bathroom; a charming raised room (originally an 'opkamer') now used as a dressing area; and a separate laundry room. Upstairs, beneath the insulated roof, are three additional bedrooms and a second bathroom. Delwijnen is a small rural village in the centre of the Bommelerwaard region, just 6 kilometres from the historic fortified town of Zaltbommel. The village has around 400 residents. A primary school and preschool are located 2 kilometres away in nearby Kerkwijk, which also features a riding school. The Afgedamde Maas offers ample opportunities for water sports, and the Staatsbosbeheer nature reserve 'De Rampert' is within walking distance. The A2 motorway and Zaltbommel railway station are just 7 km away, and 's-Hertogenbosch is reachable in 13 km. Gross volume: 988 m³ Living area: 270 m² Plot size: 1,220 m² Built: circa 1850 Municipal monument Layout – Ground Floor Behind the solid hardwood side door lies a hallway with a mezzanine. It features a modern fuse box and a door to the vaulted cellar. From the hall, there is a view of the chimney breast of the historic fireplace. The former barn space (over 100 m²) now accommodates the living room with a soapstone wood stove and the open kitchen. Original roof trusses remain exposed, the high beam ceiling is painted warm white, and large glass doors open to the terrace. A second set of glass doors on the east side provides access to the side garden. The living space flows seamlessly into the luxury kitchen, which is partially screened by a low wall. The kitchen features clean lines, a ceramic worktop, and high-end built-in appliances. Three elevated skylights in the plastered ceiling above the kitchen ensure abundant natural light. A functional utility room with exterior door adjoins the kitchen. The floors throughout the living room, kitchen, hallway, and utility room are finished with Portuguese terracotta tiles and equipped with underfloor heating as the main source of warmth. A guest toilet is accessible from the living area. The master suite is located in the front part of the house and includes a dressing room (set in the raised opkamer above the cellar) and a spacious bathroom. The bedroom features a built-in wardrobe with antique panel doors set within the former fireplace. A striking feature is the sandblasted original beam ceiling. The luxurious en-suite bathroom includes a freestanding bathtub, a walk-in rain shower, a double vanity with two designer basins, and a toilet. Like the bedroom, the bathroom is fitted with underfloor heating. The bathroom also leads to a separate laundry and linen storage room. Layout – First Floor The landing with balustrade leads to three bedrooms and the second bathroom. One bedroom is located in the front of the house and features a dormer and roof window beneath the insulated and plastered roof. The original chimney breast remains visible in this room. Next to this is the second bathroom, complete with shower cabin, double washbasin, third toilet, and dormer. The second bedroom has a roof window, while the third features both a roof window and low-set windows with views over the terrace and garden. Additional Details This farmhouse has been thoroughly restored and tastefully modernised. The front facade is built in Flemish bond brickwork with traditional Dutch decorative masonry (‘boerenvlechtwerk’). The rear walls have been largely rebuilt on new foundations with cavity wall construction. Window frames and sashes have been replaced where needed, and new exterior shutters installed. Floors and all utility lines (gas, water, electricity, sewerage) have been renewed. The roof was fully replaced in 2015 and features a screw-down construction. The property boasts solid (some original) panel doors with timeless matte black hardware and wooden knobs, exposed pine beams in the living areas, and a historic beam ceiling in the bedroom. Heating is via a Nefit high-efficiency boiler, combined with individually controllable underfloor heating as primary heating in the living room, master bedroom, bathroom, and hallway. The house is fitted with security hardware, extensive outdoor lighting, and has been awarded the Dutch Politiekeurmerk Veilig Wonen (Safe Living certification). The front garden is planted with espaliered linden trees, yew hedges, and flowering perennials. The side garden includes a lawn bordered by hedges and fruit trees, as well as a richly planted flower garden. Thanks to the integrated irrigation system, there's always a sunny or shady spot to enjoy, any time of day. The rear garden features multiple terraces – some covered – surrounded by lush flowerbeds. To the right of the farmhouse stands a solid garage (5.25 x 9.40 m). The rear section is used as a home office with exterior door, reversible air conditioning, and a mezzanine above. In addition to the double garage doors, there's also a separate entrance. If you’re looking for a beautifully maintained and move-in ready historic farmhouse surrounded by a stunning garden, we would be delighted to arrange a viewing.
