A rare opportunity: a complete townhouse in a street predominantly made up of apartments. This distinctive home combines space, character and rich history with an exceptional amount of outdoor space and flexible living possibilities.
From the stunning rooftop terrace, you can enjoy the sun, the views, and even the scent of the sea air.
What makes this property even more special is that it has remained within the same family since it was built and has been lovingly cared for and maintained throughout the years. You can truly feel that warmth and authenticity the moment you step inside.
The home offers a playful and versatile layout, featuring three full-sized bedrooms, two bathrooms and multiple private entrances. This makes the property perfectly suited for a variety of living arrangements, such as working from home, dual occupancy or families seeking generous space and flexibility.
In addition, the house boasts an exceptional amount of outdoor space: a rear garden, a terrace on the first floor and a beautifully landscaped rooftop terrace where you can enjoy the sun and outdoor living throughout the day.
In short: a unique home full of character, space and possibilities. This is a property you truly need to experience in person.

PERSONAL NOTE FROM THE OWNER
This section of the Jurriaan Kokstraat was built approximately 100 years ago by the architectural firm of my great-uncle, C.J. van Duijne. My grandfather, then a young architect in training, was involved in the design at the time.
When my grandparents planned to marry, it was decided to incorporate numbers 79–81 into the existing design. The property became a combination of a shop premises with a double upper house, allowing his mother and her two unmarried daughters to support themselves by running a small grocery store on the ground floor. The shop operated successfully from 1927 until the mid-1960s, even throughout the war years. Since 1983, I have lived in this remarkable family home with immense pleasure and pride.
LAYOUT
The property can be accessed both via the ground floor and through the communal entrance, offering additional flexibility in use.
Ground floor
At the front of the property, there is a practical bicycle storage room. Centrally located within the home is a modern and fully equipped bathroom featuring a bathtub, walk-in shower, double washbasin with vanity unit and toilet.
The hallway offers a large built-in wardrobe wall and access to the basement. At the rear, you will find a spacious and bright bedroom with French doors opening onto the west-facing rear garden. From this room, the utility room is also accessible, likewise featuring French doors to the garden.
The rear garden is neatly landscaped, west-facing and partially covered.
First floor
This floor can be reached both via the communal entrance and the internal staircase. Here you will find two generously sized bedrooms located at the front and rear of the property.
From the landing, there is access to the shower room and a separate toilet with washbasin. At the rear, a spacious terrace adjoins the bedroom.
Second floor
This level forms the main living floor. At the front is the charming living room, complete with a fireplace, built-in cupboard and attractive wall niches.
At the rear, you will find the spacious open-plan kitchen with cooking island. The wooden kitchen is fitted with a range of built-in appliances, including a dishwasher, combination oven, coffee machine, wine climate cabinet, fridge/freezer combination and gas hob.
Sliding doors provide access to the rear balcony. From the landing, there is access to a spacious separate toilet with washbasin and the staircase leading to the rooftop terrace.
Rooftop terrace
The beautifully and solidly constructed rooftop terrace is undoubtedly one of the highlights of the property. Featuring an outdoor kitchen, partial covering and multiple seating and sunbathing areas, this is a wonderful place to relax, dine and enjoy the sunset.
Basement
Accessible from the hallway on the ground floor, the basement is currently used as a laundry area with space for a washing machine and dryer.
Finally, be sure to also view the property video and floorplans for a complete impression of the layout and dimensions.
