Description
Pauwenlaan 23
Wonderful living behind the dunes with an unobstructed view in this well-maintained, uniquely designed semi-detached townhouse with 6 bedrooms, a modern kitchen and bathroom, and sustainable features such as floor insulation, double glazing, solar panels, and a home battery. Key features: spacious; unique layout; pleasant natural light; fantastic residential location; exceptionally large storage space.
Vogelwijk is an extremely popular garden suburb on the edge of The Hague. The spacious layout, with plenty of greenery and the location directly behind the dunes, makes it a dream for many to live here. Within a 15-minute walk through the beautiful dunes, you’ll be at the beach. The location is also ideal in other respects: shops are within walking distance, including the charming Fahrenheitstraat with its traditional artisan shops and cozy restaurants or Goudsbloemlaan. Sports and recreation are abundantly available in the Bosjes van Pex and Stokroosstraat areas with various types of sports clubs, something for everyone. Well-regarded schools are readily available in the neighborhood and nearby, including several international schools such as the European School. The city center and train stations are easily accessible by public transport via bus line 24 and tram line 12. Major roads are also easily accessible via Segbroeklaan. Parking is available in the area with stakeholder permits from 6:00 PM to midnight.
Pauwenlaan 23 is the right half of a semi-detached townhouse, together with Sniplaan 1, "the Double Little House." The building was designed by J.B. Fels and is a beautiful and unique example of the fine architecture of the Nieuwe Haagse School. The building was deliberately positioned on the plots to create an unobstructed view of Fazantplein and to maintain the spacious character of the neighborhood. The roof type in this part of the neighborhood is exceptional, with mansard roofs on the extensions. This gives the house a truly unique layout.
Layout (see attached floor plans for dimensions):
Access to the front garden with a path leading to the front door. Upon entering, there is a spacious hallway with a large wardrobe area. The original wainscoting has been preserved, and there is a passage to the hallway with a separate toilet with a hand basin. The floor features a beautiful, warm-colored herringbone parquet floor with borders, which also appears in the living room. This spacious living/dining room is wonderfully light thanks to large windows at both the front and the back. The front living room has a striking square layout, making the room feel extra spacious. The view over the greenery of Fazantplein gives a wonderful sense of openness. A gas fireplace adds extra ambiance to the room. At the rear is the dining area with more than enough space for a large family dining table. A large window overlooks the backyard, which is also accessible from the room through a door.
On the other side of the hallway is access to the very spacious kitchen, also offering an unobstructed view. The space has a trapezoidal layout and is equipped with an extensive kitchen unit with upper and lower cabinets, providing plenty of storage and work space. The kitchen is equipped with exceptional appliances: an induction cooktop with a wok burner on gas and a stainless-steel extractor hood, a Quooker, dishwasher, fridge/freezer, warming drawer, combi-microwave, combi-steam oven, and high-pressure steam oven.
The former garage, next to the kitchen, has been converted by the current owners into a music room, which is ideal for such a purpose since there are no direct neighbors. However, it could also serve as an extra bedroom or home office. Back in the kitchen, there is access to the aforementioned backyard. The garden is of a good size and beautifully landscaped. There are several terraces, so you can enjoy the sun for most of the day, and there is a side entrance along the house. The attached bike storage can accommodate several bikes.
A pleasant staircase leads to the first floor, which has a landing with a second toilet. On this floor are three exceptionally spacious bedrooms. The front room has a good square layout and has access to a front balcony with a view of Fazantplein through a sliding door. It also features a built-in wardrobe and a washbasin. At the rear is another spacious bedroom with a built-in wardrobe, washbasin, and French doors leading to the rear balcony. A hallway with built-in cupboards provides access to the exceptionally spacious third bedroom on this floor. This room also has a built-in wardrobe and is en-suite with the bathroom.
This luxurious bathroom was renovated a few years ago and is equipped with a spacious walk-in shower, a vanity unit with double sink, a mirror cabinet, a towel radiator, and electric underfloor heating.
From the landing, a staircase leads to the second floor of the house. Here are two more bedrooms, both with a washbasin and built-in wardrobes. The back room also provides access to the large storage attic, where the central heating system (Vaillant HR, 2023) is located.
There is access to the basement from the kitchen. The basement offers a pleasant amount of additional storage space. There is a landing with a pantry, a spacious laundry room with space for a washing machine and dryer, and an extra storage room where the home battery is located.
