Description

Are you looking for a new home with the added appeal of a holiday property, or looking to expand your existing (holiday) business? This is a unique opportunity to purchase a charming property in a beautiful location! RESIDENTIAL PROPERTY The fully insulated house features a spacious living room on the ground floor, finished with warm, attractive PVC flooring and stucco walls. A fireplace with a wood-burning stove creates a cosy atmosphere and provides extra warmth. The kitchen features a newly fitted kitchen unit (2023) in a wall-mounted configuration, equipped with an induction hob, fridge and dishwasher, amongst other things. The kitchen opens directly onto the back garden and the terrace. The fully tiled bathroom features a walk-in shower with a rain shower head and a hand shower, a wall-hung toilet, a fitted washbasin and a designer radiator. The landing on the first floor provides access to three bedrooms, all of which are fitted with carpeted floors and stucco walls. The rooms have additional storage space under the sloping roof. One of the rooms houses the central heating boiler (Nefit, approx. 2015) and connections for washing appliances. The garden surrounding the property features a spacious terrace and a wooden shed. There is also outdoor lighting and a frost-proof outside tap. The property enjoys a great deal of privacy from the recreational area, thanks to the space and landscaping. LOCATION AND RECREATION BoksheideBuiten is situated on the outskirts of the municipality of Eersel, close to the Belgian border in the De Kempen nature reserve. This rural setting is ideal for nature lovers, with countless routes for cycling, motorcycling, horse riding, walking and driving. In addition, all daily amenities are within a 10-minute drive, and both Eindhoven Airport and the centre of Eindhoven are within 30 minutes’ reach. The cosy holiday cottages are built in a rustic style with an industrial touch and each has its own unique atmosphere and character. They are equipped with every comfort and daily necessity, such as underfloor heating, air conditioning, mechanical ventilation, smoke and CO2 detectors, a first-aid kit and a fire extinguisher. In addition, each cottage has its own fire pit, picnic table and barbecue in the outdoor area. All year round, holidaymakers of all ages – including couples, families with children and groups of friends – enjoy a stay in the cottages set around the charming and cosy courtyard, particularly at weekends and during national and international public holidays and school holidays. The grounds feature various outdoor games for children, such as hobby horse riding and horseshoe throwing. Nature inclusivity and sustainability have also been considered, with a worm hotel and a wild bee hotel on site. The courtyard also features a rustic chicken coop housing four hens. The ponies Floris and Navida are permanent residents too. HOLIDAYS WITH HORSES The grounds are equipped with five horse stables, six sand paddocks and a lunging ring, all located near the holiday cottages. These stables are used to house guests’ horses. The horse stalls feature front and partition walls made partly of hardwood and partly of galvanised steel, with sliding doors and an overhang at the front. There is also a spacious washing area with cold water. Part of the pasture has been laid out as a Paddock Paradise (approx. 3,000 m²), featuring a mix of narrow and wider paths, a hill and a wadi, various feeding spots with hay, and palisade walls to provide shelter from the cold wind and opportunities for grazing. In the foraging area, the horses can search for concentrated feed; there is also a mineral lick and a herb buffet. The horses have access to fresh drinking water at various points. Not only horses are very welcome at BoksheideBuiten; guests’ dogs will also find a lovely place to stay. The ponies are also an important part of the experience for guests.
