These include demolition of the office wing (including the attached storage building) and a design for the new villa that complements the existing streetscape. Discussions with the municipality are already at an advanced stage, and all required surveys for new construction have been completed. In short, the two-home scenario is fully prepared—awaiting only signatures. And deliberately so: the vision of the future owner will ultimately determine the direction. The choice is yours—retain the historic villa with its office wing, or opt for plot division and the addition of a newly built second villa after demolition of the office extension. THE ORIGINAL PRE-WAR VILLA Ground floor Let’s begin with the original 1934 villa, which—thanks in part to its slightly elevated position—forms a defining feature of the JW Hagemanstraat. This imposing residence, with its bay window and subtly cubist design, is built using distinctive long-format bricks and finished with generous roof overhangs. A path of old baked-clay bricks leads to the original covered front door, framed by decorative brickwork, complete with the stone letterbox of days gone by. A long, elegant hallway The front door opens into a light-filled vestibule with cloak niche and meter cupboard, leading into a long central hallway. Original black-and-white checkerboard tiles, the stately staircase, white plastered walls and high ceilings immediately evoke the atmosphere of the 1930s. From here you access the living room, kitchen, guest toilet, the original in-house bank office, the cellar, and the later office wing. Original panel doors have been preserved throughout the ground floor. The former in-house bank To the right of the hallway lies the spacious and bright former banking office from 1934. This was once the banker’s domain and still features an impressive walk-in vault—used at the time to store valuable documents and possessions. The room has a robust solid wood floor and retains two original built-in cupboards. A connecting space leads to the later office extension, which we will return to shortly. The living room The living room, positioned to the left of the hallway and spanning the full depth of the house, enjoys beautiful natural light. The floor is finished with oak parquet flooring accented by a dark border. A sleek fireplace with built-in wood-burning stove forms a focal point. Thanks to the distance from the street and the landscaped front garden, the front sitting area offers excellent privacy. At the rear, adjacent to the kitchen, is the dining area—equally private and tranquil. A bay window in the side façade adds both space and light, while double French doors at the back open onto the expansive, green garden. Kitchen, utility room & cellar The modern country-style kitchen features oak-look cabinetry and a black granite worktop. The adjoining utility room is generously sized and includes an additional countertop and washing machine connection, with direct access to the garden. From the kitchen you return to the hallway, where a door beneath the staircase leads to the spacious cellar. We now head upstairs. TWO UPPER FLOORS Bedrooms & bathrooms The original staircase—with its mid-landing and balustrade—fully reflects the charm of 1934. The bright landing upstairs is remarkably spacious. This floor offers three very generous bedrooms, all accessed via original panel doors. One bedroom features a small but characterful balcony above the bay window, while the rear bedroom boasts a distinctive and surprisingly spacious covered loggia overlooking the garden and surroundings. The luxurious main bathroom is designed entirely for relaxation, with a large built-in whirlpool bath, a steam shower cabin, and a sauna, alongside a washbasin, toilet and bidet. In addition, this floor includes a second bathroom with shower and washbasin, plus a separate toilet. Attic & additional bedrooms A door on the landing leads to a fixed staircase up to the attic level. Here you’ll find an impressive amount of space and atmosphere, enhanced by dormer windows and a fully visible original roof structure. Two cosy yet generously sized bedrooms have been created here, both with dormers. There is also a central heating room, and ample space remains to create at least two additional rooms if desired. THE OFFICE WING Returning to the ground floor, we enter the attached office wing, finished with traditional roof tiles and complete with its own entrance framed by a wide natural-stone surround. This section includes a kitchenette, toilet, cellar, meter cupboard and attic. Original features from the Boerenleenbank era remain visible, including the solid oak service counter separating the waiting area from the staff office. Particularly noteworthy are the two oak-panelled consultation rooms off the waiting area, where clients once handled their banking affairs in privacy. Attached to the office wing is a large stone outbuilding, designed in matching style and internally divided into two sections: a bicycle storage area and a garage. At the front are two sets of double doors. OUTBUILDING The property also includes a detached storage or office building, constructed with cavity walls, tiled roofing and fully in keeping with the overall architecture. It features an attic, sanitary facilities and a kitchenette—ideal as a studio or guest space. Extending from this structure is a semi-open wooden storage area. In conclusion… From the open, green rear garden, the true scale and presence of the buildings becomes clear, as well as how beautifully the later additions complement the original 1934 villa.
