Spacious townhouse in picturesque courtyard. A spacious (317m2), almost detached, mansion in the beautiful Queen's Quarter is now for sale. The property comprises a spacious kitchen, separate living/sitting room, five bedrooms and an open study area (which could also be made into an extra bedroom or bathroom). The high ceilings (±4m) and large windows also make it a particularly light house. In case you don't know Haarlem very well: the Koninginnebuurt is known as the most beautiful neighbourhood of Haarlem with mainly houses from the late 19th and early 20th centuries. The neighbourhood itself (and certainly the Olieslagerslaan on which the Coen Cuserhof is located) is quiet. The cosy old centre of Haarlem with many shops, restaurants, terraces, cinema, concert halls and theatre is at walking distance. The house is very special because of its beautiful architecture and location in a picturesque courtyard: the Coen Cuserhof. The Coen Cuserhuis was built in 1907-1908 as a civilian orphanage and is now a national monument. More about its rich history can be read and seen in photos and videos on the Internet. In the late 1980s, the complex was split into 13 houses with private gardens. The house offers a beautiful view of this picturesque courtyard and from the tower room you can also see St Bavo and the dunes. They are private homes (so no VVE). However, the car park is communal (with a fixed spot for everyone). Its (limited) maintenance is agreed annually. This property could be of interest to many target groups. Indeed, the Coen Cuserhof is home to families with children as well as couples whose children have already left home. And the rest of the Koninginnebuurt is also mixed in this respect. The current owner came to live there with a small family in 2016 and made a flat (with its own bathroom and kitchenette) in the attic floor, which can be used, for instance, for live-in parents, adult child or au-pair, for home office or as a spacious lodging for friends. As the house has five (possibly six) bedrooms, it is also suitable for a larger (possibly composite) family. There is no lift, but plenty of space to add one if required. The house is well maintained and insulated. The interior and layout were modernised in 2014-2016. On the outside, all maintenance has been done and neatly maintained (e.g. exterior painting 2021, grouting repaired 2017). In principle, the house could be moved in like this. There is no energy label (not mandatory because it is a monument) but the house does have floor insulation, roof insulation and mostly double glazing. Also attractive is the sunny, charming south-west-facing garden and the many green spaces in the neighbourhood. The main garden is on the side of the house and you walk straight into it through French doors from the living kitchen. And then you are in the middle of the picturesque courtyard, but with the necessary privacy because a good hedge surrounds the garden and it is otherwise a very quiet courtyard with hardly any approach from outside. From the end of the morning until sunset, you can enjoy the sun. In addition, from the living room there is a door to a sheltered spot in the front garden, a nice place to have a cup of coffee in the morning. Near the house, there is also plenty of greenery to enjoy. For instance with a walk in the nearby Haarlemmerhout, beautiful in every season, or playing sports or games together at the Flora Park. And on a nice day, you can easily cycle to one of the estates around Haarlem or to the dunes for a walk or to t Wed or the beach for a swim. A final plus is the ability to park on private property and the excellent public transport connections. The house comes with a spacious private parking space in an enclosed car park (shared area with 13 spaces, one for each house on the Coen Cuserhof). A possible second car can be parked on the street (usually in front of the door), for which a parking permit must be obtained from the municipality. Visitors can also park on the street at favourable rates, which is done via visitors' parking from the municipality of Haarlem. From the Coen Cuserhof, you can reach the main roads towards Amsterdam, The Hague and Alkmaar by car within minutes. Travelling by public transport? From Coen Cuserhof, it is a 5-minute walk to the bus station at Houtplein, from where direct buses go to Haarlem station, Amsterdam (Zuid, Bijlmer, Elandsgracht), Leiden, Hoofddorp and Amstelveen, among others. To catch a train, cycle to Haarlem station in about 10 minutes so you can get to Amsterdam CS from home in about half an hour. Layout: Ground floor: Full-width front garden. In the middle of the house is the central entrance with meter cupboard. Both left and right are double French doors, showing off the 18-metre-wide facade inside as well. On the right side is a spacious living room with French doors to the front garden and on the left side the very spacious kitchen with modern black kitchen with cooking island/dining bar (approx. 4m long). The kitchen is equipped with various built-in appliances such as fridge, freezer, dishwasher, double (combi) oven, 5 burner gas cooker and a combi-Quooker tap. Spacious open dining room with fireplace and French doors to the garden. The garden is sunny, facing south-west. At the end of the hall is the door to the impressive staircase. To the right the spacious toilet, storage room with central heating boiler (2014), washer/dryer connections and a utility room.
