Description
Living on the water, with views of the windmill and the greenery of Leiden North, and a future new mooring.
Located along the popular Haarlemmertrekvaart, this distinctive houseboat of approximately 52 m² features a practical layout, two bedrooms, and a unique location in the Houtkwartier. A place where peace, water, and greenery come together in a pleasant setting. With double glazing, this houseboat offers a comfortable and quiet living environment on the water.
Through the entrance door with stained-glass windows, you step into the L-shaped living kitchen, equipped with a four-burner gas stove and ample storage space. The utility cabinet with a smart meter is also located here. The kitchen forms the heart of the houseboat and connects to the living room, which is situated on the right-hand side. The bright living room, featuring a gas heater, offers beautiful views over the water and toward the windmill—an outlook that will never become boring.
Through the door next to the kitchen, you enter the bathroom, which includes a toilet and shower. The houseboat has two bedrooms.
The houseboat is built on a concrete hull from 1965 with a wooden superstructure, finished externally with profiled stone panels. A solid vessel that, after modernization, can serve well into the future.
Living on the Haarlemmertrekvaart is a unique opportunity for those who want to live in a green, peaceful, and comfortable natural environment. Ideal for buyers who consciously choose life on the water and the charm that comes with it.
Good to know:
- The moorings are being reorganized, and the houseboat will be assigned a new mooring. The municipality will take care of all matters related to the relocation.
- The houseboat does not have a brandmerk (official registration mark). Establishing a mortgage on the vessel is currently not possible unless a brandmark is requested from the Land Registry.
- The houseboat is not yet connected to the municipal sewer system on shore. After the mooring revision, the municipality will install a sewage pump and later connect it to a newly constructed sewer system.
- The Municipality of Leiden will issue a mooring permit.
- After relocation, the municipality will provide a piece of garden, a parking space, and a small shed on the plot, which will become part of the rental agreement.
- Energy label: G
- Project notary: Verhees Notarissen in Katwijk
- The new situation is fully detailed and available for viewing on Planviewer.
IMPORTANT
The Municipality of Leiden will reorganize the moorings for this row of houseboats.
The following information has been communicated by the Municipality of Leiden:
“The redesign of the Haarlemmerweg and the relocation of the houseboats will take place based on final and irrevocable decisions, including the Haarlemmerweg Implementation Decision dated October 29, 2018, and the Haarlemmerweg Zoning Plan dated December 3, 2019. The plans are therefore final. The current schedule is for the houseboats to be relocated during a continuous period starting in October 2025.
Owners may transfer ownership of their houseboat based on a purchase agreement. However, there is currently no mooring permit for the present location. Both the use of the water and the use of the bank are without legal right or title.
Potential buyers must therefore clearly understand that the houseboat cannot remain at its current location.
If the current owners initial/sign the settlement agreement and subsequently transfer ownership of the houseboat, the municipality is, in principle, willing to make arrangements regarding contract transfer. In that case, the rights associated with a replacement mooring would transfer to the new owner(s) of the houseboat. For the new location, unlike the current one, a mooring permit can in principle be issued. For the dimensions and details of the replacement mooring, including the associated bank strip and facilities, please refer to the attached draft agreement and the accompanying detailed drawing of the proposed new mooring and shore provisions.”**
