Description

UNIQUE OPPORTUNITY FOR SALE: ICONIC CANAL-SIDE PROPERTY IN THE IDYLLIC HARBOUR OF MONNICKENDAM! Do you dream of a unique home in an idyllic location? The canal-side property at Gooische Kaai 12 in Monnickendam offers you this opportunity! This impressive historic property is situated on the picturesque harbour of Monnickendam. Monnickendam is a historic gem in Waterland. This historic town was granted its town charter 650 years ago and has a rich history of trade and seafaring. Thanks to its location in the old harbour, Gooische Kaai 12 is part of this rich history. Dutch ships sailed to and from Amsterdam via Monnickendam. These ships carried goods such as herring and wood shavings; to preserve the herring for long periods, the fish was processed in Monnickendam. The ground floor was used to store the wood shavings, which were sold as fuel to the 24 traditional fish smokehouses in Monnickendam. Today, all the fish smokehouses have disappeared, but the ship that collected the wood shavings is still moored at our property. THE PROPERTY Our former warehouse is spread over three residential floors; 1. The ground floor This living space is currently used as a maisonette. It has a floor area of approximately 60 m². The ceiling is three metres high and features a starry sky lighting effect. The mirror and wall lamps help to bring natural light into the room. Furthermore, this space features a pantry, storage room, toilet, built-in cupboards and a bedroom. The entire floor has a poured concrete floor with underfloor heating. In front of this living space is an outdoor veranda, where you can sit facing south-west/west, sheltered from the wind. You can daydream about the water and watch the boats go by, as cars are not permitted to park in front of our property. If you wish, you can moor your boat alongside our canal-side property. In front of this outdoor veranda are two heavy carriage-green doors. 2. The first floor To reach this living area, climb our landing staircase and open our carriage-green front door with its brass door knocker. You will then enter a hallway (housing the Ziggo business router and Vattenfall meters). Climb the gentle staircase to reach a living area of approximately 68 m². The spacious living room features an oval dining table, Edra armchairs, a sofa and an Olec television. From the French balcony, you have a stunning view of the inner harbour. The semi-open kitchen is high-end and modern, fitted with Gaggenau appliances – dishwasher, oven, hob, etc. – featuring three light wells and automatic drawers. Here you will find the master bedroom and a built-in freezer (silent). There is also a superb tiled master bathroom with a modern, self-cleaning whirlpool bath, a double washbasin, a toilet and a rain shower. The entire floor – with the exception of the bathroom – features hardwood Padauk parquet flooring. 3. The second floor You reach this floor via an open staircase. This floor offers approximately 46 m² of living space. On this floor there are two bedrooms, each with a queen-size bed. The bedroom at the front also features a French balcony with a magnificent view of the medieval town centre and harbour. Adjacent to the rear bedroom is our second bathroom, featuring a rain shower, double washbasin, urinal and toilet. There is also a built-in cupboard housing the washing machine and tumble dryer. Between these two bedrooms is the library with two armchairs. There is a built-in electrical cupboard. And a cupboard containing two central heating boilers – each five years old – which independently supply hot water to the first and second floors. This entire floor – with the exception of the bathroom – has a hardwood oak parquet floor. THE LOCATION The canal-side property is situated in the idyllic old harbour of Monnickendam. Monnickendam is renowned for its well-preserved medieval centre, canals, historic buildings and rich history as a trading town. This small town has a close-knit and friendly community feel. De Gooische Kaai is located on the harbour, making it an attractive spot for tourists. In addition, other towns such as Volendam, Marken and Amsterdam are a short drive or boat ride away. AMENITIES Monnickendam offers a range of facilities: five primary schools, a secondary school, an indoor swimming pool and eight sports clubs, ranging from hockey and horse riding to sailing, football, basketball and tennis. There are also two supermarkets, a medical centre, a public swimming pool, numerous restaurants and cafés, several marinas, a golf course, a riding school, a large children’s playground and Gouwzee beach. ACCESSIBILITY De Gooische Kaai is easily accessible by both private and public transport. Monnickendam is located approximately 20 kilometres north-east of Amsterdam and can be reached via the A10 (Amsterdam Ring Road) and then the N247, which leads directly to Monnickendam. In addition, De Gooische Kaai is accessible via an efficient, frequent and effective public transport network from Amsterdam and the surrounding areas. There are several bus routes: 314 (= Edam), 315 (= Monnickendam) and 316 (= Volendam). The express buses 314 and 316 take you to Amsterdam Central Station in 18 minutes. And with bus 315, you can reach the Amsterdam Noord metro line in 12 minutes, allowing you to quickly reach your clients or business, wherever they are in Amsterdam. As Monnickendam is a port town on the Gouwzee and the Markermeer, the Gooische Kaai is a paradise for water sports enthusiasts. A popular spot for recreational boating. OWNERSHIP Freehold. LAND REGISTRY DETAILS Gooische Kaai 12: Municipality of Monnickendam, section A, number 3590. INVESTMENT PROPERTY Our canal-side property has three permitted uses under the Monnickendam town centre zoning plan: residential, hospitality and commercial. This is highly unusual! Since 2016, short-term high-end rentals, primarily to North American families – accounting for 53% of total rentals – have yielded an annual return of 6%. A more commercial approach could yield several times that amount. Over the past ten years, all proceeds have been reinvested in the property. Consequently, our property has no outstanding maintenance issues. These short-term rentals via vrbo.com, booking.com, airbnb.com and our own website can be continued. There are over 100 reviews from guests on these three websites. Other investment options for this canal-side property include: a kangaroo house, an art gallery, a restaurant/café with a floating pontoon, a wine shop, a combined coffee shop and wine tasting venue, a hotel, a residential letting agency with four flats, or an expat accommodation with three residential units. But it is certainly also simply a lovely house to live in. DELIVERY “As is, where is”. ENERGY RATING The property has a D rating. PRICE €995,000.00 costs payable by the buyer, subject to approval AVAILABILITY Immediately or by arrangement.
