Description

*** Watch the live viewing on the website of the selling agent. *** In a unique location, directly on the Brink—the green main square of Muiderberg—stands this charming half of a double house called ‘Boschlust’, built around 1900. With an inviting front garden, lots of space, characteristic details, and numerous possibilities for modernization, is this an amazing opportunity for lovers of unique housing. In general: - Living area of 260m² with a plot of 378m². - National monument with history: this was once a hotel and previously a café. - Various loans and subsidies available for renovation and sustainability improvements. - Full of character: high ceilings, beautiful windows, tiling... a wonderful atmosphere! - The living room with a generous conservatory is, just in one word, gorgeous. - With five spacious bedrooms and a generous attic with possibilities, a wonderfully spacious house. - Sunny, deep front garden with space for multiple seating areas. - Both at the front (the Brink) and rear (the Echobos) there is a for ever unobstructed view of greenery and nature: no building is allowed in either place. - A structurally inspected house; for more clarity! Location: * Fantastic location, on the historic green Brink, the heart of Muiderberg! * With a bonus around the holidays: a view of the giant illuminated Christmas tree. * Muiderberg is a lively village with a primary school, daycare centre, various sports clubs including an active hockey club, tennis club, riding school, and sailing club. * In the immediate vicinity of a small beach, the harbour, and the Naarderbos recreation area. * In the village centre, there are various shops for daily shopping. * Easily accessible by car from Amsterdam, Amersfoort, and Almere. * Almere Poort railway station is quick and easy to reach and has excellent connections to Amsterdam and Utrecht. Layout Ground floor: * Entrance hall with terrazzo flooring and coloured cathedral windows, toilet and storage cupboard. * Second front door near the staircase to the first floor (there used to be several flats here, each with its own entrance). * Very spacious and attractive living room with high decorated ceiling, conservatory at the front and impressive windows. * Sitting room ensuite with fireplace and built-in cupboard. * Live-in kitchen with plenty of storage space, access to the cellar and beautiful views of the forest and allotments at the rear. * Utility room with washing machine connection and extra sink. * Small hall with back door to Echolaan via the utility room. First floor: * Landing with a surprising work- or sitting area at the front, overlooking the Brink with its centuries-old oak trees. * Two similar, spacious bedrooms at the front of the house, both with washbasins. One of these rooms gives access to a large roof terrace. * Third large bedroom at the rear, with two built-in wardrobes. * Fourth smaller room also at the rear. * Simple but good-sized bathroom with bath, shower, washbasin, toilet and storage cupboard. Attic * Accessible via a fixed staircase. * Huge attic with high ridge and a very spacious fifth bedroom or study. The skylights and windows on the side make this a pleasant, light room! * There are countless possibilities to arrange this floor entirely to your own taste and wishes. Garden: * Main garden at the front, facing southeast and largely surrounded by greenery. * Lots of privacy and space for multiple terraces. * Rich vegetation, including wisteria and grapevines. * Stone shed for bicycles and garden tools. * At the rear, a green strip facing southwest, with the option for additional seating or parking space. With a beautiful view over the allotments and the Echobos. History of Villa Boschlust Built around 1900 as café “De Echo” in an eclectic style. The café was destroyed by fire in 1903 and rebuilt. Another fire followed in 1909. The remains were sold to Johannes J. Bredius, director of the explosives factory “De Krijgsman” in Muiden. He had Boschlust built here, a hotel and guesthouse. It fell into a state of disrepair after the construction of the Afsluitdijk in 1932. Bredius decided to divide the property into a house and two flats. In short: a spacious and characterful national monument in one of the most beautiful spots in Muiderberg – with views of greenery, plenty of space and a very rich history.
