Description
FAMILY HOME WITH BEAUTIFUL UNOBSTRUCTED VIEWS TO THE FRONT AND A SUNNY REAR GARDEN, SITUATED IN A CHARMING VILLAGE BORDERING AMSTERDAM
Situated in a wonderful location, this bright and exceptionally well-designed family home enjoys fantastic unobstructed views to the front over a historic polder landscape, while the rear garden offers sunshine throughout the day. The property features a charming Z-shaped living room with a fireplace, three spacious bedrooms, a fully equipped bathroom with both a bathtub and separate shower, and a large attic with the potential to create two additional bedrooms and even a second bathroom.
Another major advantage of this home is its central location, in one of the most desirable spots in the village. The charming village of Ouderkerk aan de Amstel offers a wide range of amenities, including shops, primary schools, a swimming pool, and active sports clubs and associations. It is ideally situated and easily accessible: Amsterdam is about 7 minutes drive away by car, while Amsterdam city centre can be reached in approximately 30 minutes by e-bike. The village also borders Amstelveen and the beautiful natural area De Ronde Hoep.
LAYOUT
Ground Floor
The low-maintenance front garden leads to the entrance of the house. Upon entering, you arrive in the hallway with a cloakroom area, utility meter cupboard, staircase, and a separate toilet with wall-mounted WC and washbasin. The bright Z-shaped living room features a cosy sitting area at the front with a fireplace and wide, unobstructed views over the surrounding countryside. At the rear, the dining area is directly connected to the garden through sliding patio doors. Thanks to the favourable sun exposure, this space enjoys plenty of natural sunlight, even on cooler days. Adjacent to the dining area is the semi-open kitchen, fitted with a modern handleless L-shaped white kitchen unit, a natural stone worktop, and built-in appliances including an oven, combination microwave, 5-burner gas hob with integrated wok burner, stainless steel extractor hood, dishwasher, and a Quooker providing instant hot and boiling water. The kitchen also offers direct access to the rear garden. The sunny southeast-facing garden is a true highlight, allowing you to enjoy the sun all day long. It features a large hardwood terrace, an electrically operated awning spanning the full width of the house, a detached brick storage shed, and rear access.
First floor
The landing, which includes a large storage cupboard, provides access to all rooms on this level. There are three generously sized bedrooms, two of which have built-in wardrobes. The bathroom, equipped with underfloor heating, is practically laid out and includes a double bathtub, separate shower, washbasin, second wall-mounted WC, and a designer radiator.
Attic floor
The spacious attic, featuring a rear dormer window and skylight, offers ample storage space. This level also houses the washing machine connection and central heating boiler.
With a ridge height of approximately 3.40 metres and an attractive exposed beam construction, the attic has a unique and inviting character. Due to its generous size, it offers excellent potential to create two additional bedrooms, a second bathroom, and even a mezzanine storage loft.
LOCATION
The property enjoys a fantastic central location. Thanks to the open aspect at the front, residents experience a strong sense of privacy and freedom. The large grassy area in front of the house is ideal for children to play safely. Across the road lies the historic polder landscape, from where walking and cycling routes lead to the **River Amstel**, approximately one kilometre away. Along this scenic route are the local ice-skating rink and the iconic **De Zwaan Windmill**, both visible from the property. The windmill famously attracted Rolling Stones frontman Mick Jagger, who stopped during a bike ride a few years ago to take a photograph.Turning right at the windmill takes you along a beautiful cycling route beside the Amstel, reaching Amsterdam in just fifteen minutes. Amsterdam city centre is approximately a 30-minute bike ride from the property. A park with a playground and football field is located almost directly next to the house. Through this park, you can reach **Sluisplein Shopping Centre**, home to a large Jumbo supermarket, within a few minutes. For families, the location is particularly convenient: the primary school is just a short walk away, while secondary schools can be reached within approximately fifteen minutes by bicycle. The charming village centre and the many renowned riverside restaurants along the Amstel are within walking distance. Ouderkerk is surrounded by beautiful natural areas, including one of the oldest polder landscapes in the Netherlands directly opposite the property, the Ouderkerkerplas recreational lake and beach area, and De Ronde Hoep, a popular destination for cyclists. The village offers numerous sports facilities, including football fields, tennis courts, a sports hall, and an outdoor swimming pool. A 27-hole golf course is located nearby. The central location also ensures excellent accessibility. By car, Amsterdam, **Stadshart Amstelveen**, and the **Amsterdam Arena district** with its railway station, cinema, concert venues, offices, and **Johan Cruyff Arena** can all be reached within ten minutes. A fast bus service stops within a few minutes' walk of the property, providing direct connections to **Schiphol Airport** in approximately 25 minutes and continuing on to Haarlem. The bus also connects conveniently with Metro Line 51, serving major destinations including Amsterdam Zuid, the Zuidas business district, RAI, Amstel Station, Waterlooplein, Nieuwmarkt, and Amsterdam Central Station. The motorway network (A2, A9, and A10) is also easily accessible.
THE OWNERS PERSPECTIVE
We have lived here for almost 30 years, having moved in during the cold winter of 1996. From the living room, we could see skaters in the distance on the natural ice rink, with the windmill turning beside them. It could not have been more Dutch. Living peacefully in a friendly village while keeping Amsterdam within easy reach, enjoying stunning views over the polder towards the city, a garden with sunshine all day, cycling to work in Amsterdam within 20 minutes, reaching Schiphol by bus in 25 minutes, and having the supermarket just a few minutes away. The fireplace has been the centrepiece of many memorable evenings, from Sinterklaas celebrations to cosy Christmas gatherings. These are only some of the practical advantages and cherished memories that have kept us here for so long. For our children, it was a paradise: playing outdoors, fishing nearby, walking to school, and cycling to sports clubs. Now that the children have left home, a new chapter awaits us.
