Description
A church as your home. It's possible! At Alcorplein 13 stands the former St. Boniface Church, the foundation stone of which was laid on December 1, 1928. It's a landmark in the heart of the garden village of Heijplaat, a wonderful, authentic Rotterdam place to live.
Built of brick, with its striking tower and cruciform floor plan, designed by Stoopman and de Clerq of the Hague School, this church building served as the Catholic hub of the RDM (Rotterdam Dry Dock Company) community for decades.
After closing in 1993, it housed a Pentecostal congregation, "Word of Faith," until 1998. In 1999, the building was repurposed as a residence, but it can do so much more!
It has been officially designated a municipal monument since 2021.
During its repurposing on April 1, 1999, this former church was divided and architecturally converted into two luxury homes. House 13a is located at the front of the building and has two entrances, making it ideal for business use. The extensive renovation has created a comfortable yet unique home with many possibilities. The spacious rooms make the building suitable as a residence, potentially combined with other functions, such as a yoga studio, events space, a studio, and much more.
Through the main entrance at the front, you enter the hall, where you immediately sense the building's original character, particularly through the authentic flooring. To the left of the hall are the toilet and laundry room, both with underfloor heating. The entrance and the hall behind it, which also leads to the back garden, form a shared space that also provides access to the shared garden.
Continue on, and you'll arrive in the nave of the church. Here you'll experience the building's unique character: the impressive height, the stained-glass windows, and the possibilities of the space to personalize it.
Here, you'll find a blend of period details and modern features. Walking past the altar, we see the steps leading to the pulpit, next to practical modifications like underfloor heating throughout a large part of the church. A passage leads to the open-plan kitchen/diner on the other side. The raised living room with its impressive stained-glass windows in the front façade, now installed in front of the innovative frames with high-efficiency glazing, all fits together perfectly.
Then there's the excavated multifunctional basement with a special glass panel in the living room ceiling/floor, which allows daylight to filter through from the tall stained-glass windows. This space could be a beautiful bedroom, a fully equipped office, or a combination of both. A lounge area, a man cave, anything is conceivable. There's also ample storage space on the sides of the basement.
The first floor is accessible via a steel staircase with a loft leading to the upper rooms of the church. On the left is a spacious bedroom with a bathtub set in a zinc platform. Behind that is a room with a toilet, and this is also where the central heating boiler is located. On the right is a second bedroom with a bathroom featuring a shower, toilet, and bidet. There is an attic for additional storage.
The church tower is jointly owned, as is the garage.
During the renovation, the ground floor and foundation were renewed. These are the works carried out:
The building is founded on steel. This means that a reinforced rammed concrete slab—as compacted concrete was called at the time—with a similar foundation beam situated beneath all load-bearing walls. Therefore, there are no piles.
The basement was first excavated down to the level of the original foundation. And subsequently fitted with:
- A foil against harmful gases.
- 10cm polystyrene foam.
- Spacers for bottom reinforcement.
- Bottom reinforcement.
- Lattice trusses.
- Top reinforcement.
- 20cm compacted concrete.
- Beneath the partition wall is a double reinforced concrete foundation beam where the cavity begins, which was cast together with the floor, the concrete walkway along the partition wall. Finishing floors
-3mm insulation foil
-Galvanized reinforcement 15x15cm round 3mm
-Network of underfloor heating pipes (main heating).
-10cm sand cement screed
-Tiled with 10x10 Winkelman/Paree ceramic tiles fct. 5 at level 0.
-And with a 10mm open epoxy gravel screed. At level -135
