Description

General Description: Completely renovated, detached monumental mansion with office space on the ground floor and stunning living accommodations on the 1st, 2nd, and 3rd floors. A property with grandeur, located on one of the most iconic locations in Teteringen. This is the Rijksmonument "Withof," which has been fully renovated and modernized under the supervision of the Heritage Agency (Rijksdienst Monumentenzorg), the National Restoration Fund, and the Municipality of Breda. Behind the property is a beautifully designed garden with a biological swimming pond and a guest house/double garage with a full sauna, kitchen, and veranda. The photos give an impression of how the ground floor could be set up as a full living area. This way, the property is extremely suitable for dual living and/or a large family. The layout possibilities are versatile and offer ample opportunities to customize the space according to personal living preferences. Features: Ground floor (office) area, No. 86: approx. 112 m² Living area, No. 86A: approx. 302 m² Located in a prime visible location on the Oosterhoutseweg, the main road between Breda and Oosterhout, this monumental mansion has been fully updated to meet modern standards. Fully insulated and made more sustainable (double glazing, roof-wall-floor insulation) Office spaces on the ground floor with separate entrance and burglar-resistant double glazing Spacious living on the 1st and 2nd floors with abundant natural light due to numerous windows Architecturally designed garden with a beautiful outdoor retreat, sauna, and swimming pond Equipped with 34 SunPower solar panels (22 - 345 kWh + 12 - 410 kWh) producing 12,500 kWh Ground Floor – Office Space: Double doors provide access to the monumental hall with a vestibule featuring toughened glass doors, leading to various rooms. Office space (10.50 x 4.73 m) with access to the side garden. This office can be divided into two separate rooms using a fixed aluminum frame with glass and pleated curtains in the gap between the glass. Office space (5.40 x 4.78 m) Separate room with a pantry, toilet, and a large utility closet. The 1st floor is accessible through both the monumental entrance and a side entrance. The ceiling height is approximately 3.75 meters. 1st Floor – Living Area: Through a hallway, you enter the living spaces. The walls of the former central corridor have mostly been removed, allowing the various rooms to seamlessly flow into each other. As a result, the space feels extraordinarily open, with plenty of light coming in through the large windows. The living/dining room has an area of approximately 55 m². The kitchen (Arclinea) measures approximately 16 m² and includes a wall of cabinets with built-in appliances. In the center of the room is an island with a sink, a 6-burner gas stove (Smeg), an extractor hood, a dishwasher (Miele), and a Liebherr refrigerator. The office has an area of approximately 24.2 m². Double balcony doors at the rear of the property provide access to a spacious balcony with a view of the beautiful garden. 2nd Floor: A fixed staircase leads to a large landing, which provides access to a bathroom with a shower, a washbasin, toilet, and connections for a washing machine and dryer. From the central landing, you can access the 4 bedrooms, with dimensions as follows: Bedroom 1: approx. 22.3 m² with a dormer window and tilt window. Bedroom 2: approx. 18.1 m² with a dormer window and tilt window. Bedroom 3: approx. 9.4 m² with a tilt window. Bedroom 4: approx. 21.9 m² with a dormer window and tilt window. Garden: The exceptionally charming garden, located to the southwest, is designed by an architect and offers plenty of privacy. The sleek, clean lines are consistent throughout the garden. The biological swimming pond is 9.00 x 4.00 meters (1.5 meters deep) and is located behind the house, with a hardstone edge. Near the swimming pond, you’ll find the outdoor retreat (12.00 x 6.00 meters), which includes a sauna (approx. 5 m²), a shower, toilet, kitchen with a double ceramic hob and refrigerator, as well as a double garage and veranda. From the enclosed veranda, you can enjoy a beautiful view of the swimming pond. The garden also includes a spacious outdoor terrace. The entire plot is enclosed by decorative fencing with an electric gate and fully green boundary walls. Location: Hoolstraat 86-86A is located in the center of Teteringen, a village that is part of the municipality of Breda in North Brabant. The street is historically significant and is part of Teteringen’s main street. Teteringen is located near the Teteringse Heide and Vrachelse Heide, forest and heathland areas ideal for walking, cycling, or horseback riding. The combination of village life and nature makes it popular with families and those seeking peace and quiet. Well-connected via the A27 (exit Breda-Noord/Teteringen). The A16 towards Rotterdam/Antwerp is 12 minutes away. Bus connections to Breda and Oosterhout are available. History of the Monument "Withof" in Teteringen: Captain Carolus de Monix of the 8th Infantry Regiment Breda and Antoinetta Branger built a mansion at the corner of Hoolstraat and Oosterhoutseweg in Teteringen in 1854. In 1915, the monks arrived in Teteringen and temporarily settled in Withof until the large missionary house "Zuiderhout" was completed on Oosterhoutseweg. The house was then colloquially known as the "Monk’s House." Later, a horse trader from Vught built a coach house and stables next door. In 1924, the house was named "Marie José" after the Schutte family who lived there at the time. In 1955, the name changed to Withof. Petrus R. Martens opened a hotel-café-restaurant there on February 28, 1955. Withof became famous for its half chickens, which were served in unlimited amounts—up to 800 per week. On November 19, 1997, the restaurant closed its doors. The Martens children, who had taken over the restaurant in 1980, were all between 60 and 65 years old at the time. The property was extensively renovated and restored between 1999 and 2001 under the guidance of the Heritage Agency, the National Restoration Fund, and the Municipality of Breda.
