The buyer is free to have a building inspection carried out at his own expense. Measuring instruction The house has been measured in accordance with NEN 2580. This NEN standard is intended to apply a more uniform method of measuring to give an indication of the usable surface area. The measuring instruction does not completely exclude differences in measurement results, for example due to differences in interpretation, rounding off or limitations when carrying out the measurement. The buyer indemnifies the seller and his broker from all liability in respect of any differences in the dimensions of both the usable surface area and the volume of the house that may be found later. Non-self-occupancy clause Buyer is aware that seller has never actually used the property sold himself and that seller can therefore not inform buyer about properties or defects of the property sold of which seller could have been aware if he had actually used the property sold himself. In connection with this, the parties, in deviation from article 6.3. of this purchase agreement and article 7:17 paragraph 1 and 2 BW, agreed that such properties or defects respectively are for the account and risk of the buyer and that this has been taken into account when determining the purchase price. The buyer indemnifies the seller against all possible claims from third parties.
