Only a select few can count themselves fortunate enough to live at this prime location: a unique part of Utrecht where you live directly on the Oudegracht—both peacefully removed from and yet right in the heart of the city’s vibrant shops, restaurants, terraces, cinema, museums and theatres.
It is therefore with great pleasure that we, as estate agents specialising in high-end living, are searching for the next owner of Twijnstraat aan de Werf 7, a property with a rich history that has evolved from warehouse to school building, from retail storage to a private residence.
This is a wonderful place to raise children—provided they have their swimming certificates. Or perhaps you work extensively from home; for two people, this house offers exceptionally generous space alongside comfortable living. A self-contained apartment on the top floor can easily be realised, ideal for adult children who are not yet ready or willing to live independently. The possibilities this house offers are truly extensive.
For a long time, this property was inextricably linked to Twijnstraat numbers 49 and 51, which around the turn of the previous century were owned by the Diocese of Utrecht. Initially, the quay-side section was rented out as a warehouse, but in time it became part of the successful Sint Martinus School located at numbers 49 and 51.
After the school relocated, the premises were taken over by the Utrechtse Chemicaliënhandel, which was destroyed in a devastating fire in 1934. A new building in 1930s style replaced the two old properties on Twijnstraat. On the quay side, the warehouse lost one storey. Names such as Radio Van Dam, Versloot Installatietechniek, Schoenenmagazijn Paanakker and cigar shop Logica reflect the area’s rich commercial past.
In 1998, the storage space on the quay was separated from the Twijnstraat properties. Under architectural guidance, the residence as it exists today was created.
The house features a variety of unexpected elements. There are three terraces and a cellar where you would not expect one. It includes an internal alleyway where several bicycles can be stored (an internal alleyway? You will only truly understand it once you’ve seen it—utterly charming). Thanks to its design, the house enjoys surprising and abundant natural light. Recently, the property was awarded an A+ energy label, thanks to solar panels, a heat pump and a heat recovery ventilation system.
Above all, this is an exceptionally comfortable and spacious family home with high ceilings, generous rooms, wonderful light and ample storage. The true magic, of course, lies in its location. The connection with the canal is magnificent. The view of the monumental wharf cellars and canal houses is worthy of an Anton Pieck illustration.
It hardly needs saying that at a location like this, all amenities are literally within arm’s reach: alongside supermarkets, there are excellent specialist shops; alongside cafés and terraces, fine restaurants and a pleasant cinema; alongside childcare facilities and schools, charming museums, parks and theatres. Bus and train connections are within walking distance.
The visual material accompanying this presentation gives a strong impression of the property. Nevertheless, we would like to guide you briefly through the house.
Twijnstraat aan de Werf can be accessed in several ways: from the Tolsteegbarrière, passing beneath a terrace; from the Vollersbrug side via the steps down; or via the Narrow or Wide Watersteeg from Twijnstraat. Number 7 is located roughly halfway along.
Behind the front door is a small entrance hall with three doors: one to the meter cupboard, one to “the alleyway”, and one to the kitchen-diner. The alleyway slopes slightly upwards and leads to the cellar and further on to the first inner courtyard/garden. Via the alleyway you can also re-enter the house, arriving behind the kitchen in the hallway with a storage cupboard, toilet and staircase.
In the kitchen, the doors to the quay can be opened, allowing you to enjoy a drink on fine days. You may well find yourself in conversation with neighbours, who together form a close-knit community united by their shared love for this part of the city.
The remaining doors lead to the hallway behind the kitchen, with the staircase. On the first floor you will find a landing with a large cupboard housing the home’s technical installations, a toilet, and access on one side to the living room at the front and on the other to the bedroom at the rear. Centrally located is the second inner courtyard, which also functions as a light well. The living room features a French balcony and offers a lovely view of the canal.
The bedroom on this floor includes a spacious bathroom and a walk-in wardrobe. From the bedroom, the first inner courtyard/garden can be accessed via French doors. The bathroom is fitted with a shower, bathtub and double washbasin.
On the second floor you enter a large open space with pantry and access to the generous sun terrace overlooking the canal. This area is multifunctional but can also be reconfigured to create an additional room.
At the rear of this floor are two (bed)rooms of roughly equal size, which share a bathroom equipped with a shower, bathtub and toilet.
The current owners have taken excellent care of the property and have significantly upgraded it from a technical standpoint. It was not originally their intention to move away from this wonderful part of Utrecht. However, they reached a point where they now look to the future with confidence—one without staircases.
