Description

Welcome to our home on Veilingstraat in Utrecht! Located in a quiet courtyard with a beautifully maintained communal courtyard garden, this home offers an ideal combination of space, comfort and a central location. The property is located in the popular Dichterswijk neighbourhood, a short distance from both the city centre and Utrecht Central Station and Vaartsche Rijn station. In recent years, this neighbourhood has been given a fresh and green impulse by various new-build projects and improvements to public spaces. Unique to this location is the private parking garage with direct access to the residence. In addition, it is possible to apply for a parking permit for a second car. The sunny south-west facing back garden offers plenty of privacy and is ideal for long summer evenings. The communal courtyard garden, enclosed with gates, is excellently maintained by an active garden association. The Dichterswijk neighbourhood offers a perfect balance between peace and cosiness. Several restaurants, supermarkets and specialty shops can be found in the immediate vicinity. The neighbourhood offers plenty of cosiness, with several restaurants such as Beers & Barrels, Fico and Nostro. You are at the Mariaplaats in the heart of Utrecht within a 10-minute walk, thanks to the Moreelsebrug over the Central Station tracks. Twijnstraat is also within walking/cycling distance, a fine shopping street for tasty cheese, bread, flowers ... There are two supermarkets within walking distance and very soon a bakery will open its doors across the street. And don't forget the Toko. Within a few steps in one of the most extensive tokos in town. Everything for the fanciest Asian dishes, as well as gingerbread. Other amenities nearby: a primary school, gym, sports club (football, tennis and hockey), swimming water (Merwedekanaal canal), yoga studio, bicycle repair shop, cinema, running and boot camp groups. This spacious house has six bedrooms, a live-in kitchen, a spacious living room and two bathrooms. This makes the house ideally suited for a (large) family or those looking for a home office. The courtyard is closed at night with gates. The communal courtyard garden is an oasis of calm. The residents of the courtyard garden meet at least once a year during the neighbourhood barbecue, but in practice very regularly to help each other out, lend or give away things or for tips. Our own sunny southwest-facing back garden offers a lot of privacy and is ideal for long summer evenings. There is an apple tree. Delivers lots of apples every year so far. The bike shed has room for 5, 6 bikes and has a sedum roof. Ground floor: You reach the house through the front door in the garden, or you can enter the house through the garage. Upon entering, you are right in the kitchen. The new kitchen was installed in 2023. The idea was lots of storage space for all kinds of kitchen appliances and other stuff you don't need every day. The appliances are new. The new residents are going to enjoy the Gaggenau steam oven. The house has lots of steps, good for fitness. Through the kitchen you either walk to the basement, the garage and one of the three toilets in the house, or you walk to the living room. We start downstairs in the basement, with a high ceiling. You can decorate the basement in different ways. Now it's a bedroom, but previously it was a TV room. Or imagine your own office, practice room or music room? Behind the sliding wall is room for (book) cabinets. Then up another three flights of stairs to the living room. The living room was extended in 2018 and immediately makes for a very spacious living room. This is obviously where you ‘chill’, but there is also room for a workstation. First floor: Via (again) a staircase in the living room, you reach the first floor with a spacious landing with access to a spacious bathroom, a separate toilet and three (bedroom) rooms. The bathroom has a washbasin with cabinet, a bathtub and a walk-in shower. One of the bedrooms is suitable for a double bed. The other two rooms are, for example, children's rooms, a walk-in closet or a study because of the fixed desk and fixed storage cupboards. Second floor: Up another flight of stairs, and you get to the second floor, or attic. Here you will find a spacious (parents') bedroom with its own bathroom. The bedroom has built-in wardrobes for clothes and wall behind which is a storage room with a boiler for the bathroom. The dormer window is large and you look out over the courtyard. The bathroom has its own toilet, a washbasin with cabinet and a walk-in shower. Beautifully finished with Belgian bluestone. Also on this floor is a laundry room with space for a washing machine and a dryer. The last bedroom in the ridge of the house is the most unique ... because it overlooks the Cathedral! There are built-in wardrobes here too. Above your head floats a loft. One of our children slept there for a long time. Also suitable for storing things. What can I say: a happy house in a beautiful spot in Utrecht. After 25 wonderful years in the Dichterswijk, we leave with warm hearts. Our best friends will continue to live here... but unfortunately you don't get them!
