Description
Would you like to live ecologically and sustainably in a close-knit community with a shared village house? Then this mid-terrace home in Ecodorp Klein Oers is exactly what you are looking for. The house is part of a unique living concept in which nature, comfort, and community are central.
This well-insulated, compact family home is biobased and built with natural materials. It features a living room with an open kitchen, two bedrooms, a shower room, a private garden, and a large shared permaculture garden. You can also walk straight into the forest from the house. Thanks to the sedum roof and solar panels, the home is energy-positive and designed with low water consumption in mind, contributing to a sustainable and future-proof living environment. Here, you can enjoy greenery, peace, and space, with plenty of opportunities for meeting and connection.
Klein Oers is more than just a place to live. Residents actively contribute to maintenance, the development of the village house, and community life. Cooperation and involvement form the foundation, with space for meeting, shared activities, and collective decision-making.
In short: a special place to live for those who want to live consciously, sustainably, and in connection with others.
GENERAL
- Sustainable and ecological living: timber-frame house built with 40 cm thick straw bales and breathable clay plaster for optimal insulation and a healthy indoor climate;
- Low energy costs: heating via underfloor heating and a shared heat pump (1 per 8 homes), making radiators unnecessary;
- Compact and practically laid-out family home;
- Green outdoor space: private garden borders a large shared permaculture garden, ideal for relaxation and social interaction;
- Heat recovery ventilation (HRV) system and boiler in the technical room; efficient energy use;
- Community & village life: living in a close-knit, engaged community with a shared village house and sociocratic decision-making;
- Ecological comfort: dry toilet with composting contributes to a natural cycle and water conservation;
- Excellent location within the ecovillage: close to meeting and workspaces in the village house;
- Contributing to a sustainable society: residents actively participate in maintenance, gardening, the village house, and community activities;
- Ecodorp Klein Oers is a small residential area of 40 households, consisting of 5 residential blocks (owned and rented), a village house, and a shared garden designed according to permaculture principles. The collective courtyard garden includes two wadi systems, trees, and shrubs. The aim is to retain or infiltrate all water on-site. The garden is climate-resilient, with designated spaces to encourage social interaction. It is further developed with attention to nature and the environment, aiming to enhance biodiversity. Together with residents of the neighboring Boserf, a small food forest on the east side of the site is managed;
- No flush toilets in the home. All homes use dry toilets. Conventional flush toilets waste valuable nutrients and liters of drinking water daily. By composting human waste, it is safely converted into compost that contributes to soil fertility in Klein Oers;
- A wooden shared village house forms the “face” of the ecovillage. It has multiple functions such as a laundry room, workspaces, shared living room, kitchen, and guest rooms. It will also serve for education and off-grid energy solutions. Much of the interior realization will involve a high degree of self-building, using as many recycled materials as possible;
- Klein Oers is more than just living. Residents actively contribute to maintenance, development of the village house, and community life. Cooperation and involvement are key, with room for meeting, shared activities, and joint decision-making;
- A unique place to live for those who want to live consciously, sustainably, and in connection with others.
LAYOUT
GROUND FLOOR
Through the front garden, you reach the entrance of the house. The green and peaceful setting immediately creates a pleasant arrival and fits perfectly with the natural character of the living environment.
The hallway has wooden flooring, giving it a natural look. It includes the meter cupboard, a practical wardrobe area, and a toilet.
The separate toilet is equipped with a sustainable dry toilet and a small sink. This saves water and contributes to a natural cycle through composting, in line with the ecological character of the home.
The living room has an open connection to the kitchen, located at the front of the house. The kitchen is designed in a simple corner layout and offers a nice view through the window of the yet-to-be-developed shared food garden. At the rear of the living room, double French doors provide direct access to the private garden, which seamlessly transitions into the large shared garden. The living room also includes the staircase to the first floor, as well as the technical room with the HRV system and boiler. Heating is efficiently provided via a shared heat pump (one per eight homes) combined with comfortable underfloor heating.
The private garden is enclosed with greenery and flows into the shared garden, designed according to permaculture principles. This collective courtyard includes two wadi systems, trees, and shrubs. There is also a workshop shed and storage space.
FIRST FLOOR
The landing has a wooden floor and provides access to two bedrooms and the bathroom. The space is bright and practically laid out.
The master bedroom is located at the front of the house and features the warm appearance of wooden flooring and a pleasantly high ceiling. The wooden window frames are tilt-and-turn and fitted with insulating glazing, ensuring comfort and good ventilation.
The second bedroom is located at the rear of the house and finished in the same style as the first bedroom, with wooden flooring and tilt-and-turn wooden window frames with insulating glass. The high ceiling has been optimally used by creating a practical mezzanine, providing extra space.
The bathroom is fully tiled and equipped with a shower with thermostatic mixer and shower fittings, as well as a washbasin. A functional space that matches the sustainable character of the home.
Feedback
Selling a home is an emotional and important event for the seller. We therefore greatly appreciate receiving feedback within a few days after your viewing, so we can inform the seller of your impressions and experience.
Bank Guarantee / Security Deposit
To ensure the fulfillment of the obligations, the buyer must, no later than one week after the purchase agreement becomes final, provide a written bank guarantee or deposit a security amount equal to 10% of the purchase price. The seller always insists on the requirement of a written agreement for the sale of the property. Furthermore, the amount for a financing clause included in the agreement cannot exceed the asking price of the property.
Measurement Instruction
The measurement instruction is based on NEN2580. It is intended to provide a uniform method for measuring usable floor space. However, it does not completely eliminate variations in outcomes due to interpretation differences, rounding, or measurement limitations.
Disclaimer
This information has been compiled by our office with the utmost care based on data and drawings provided by the seller. We cannot provide guarantees nor accept any liability for inaccuracies. No rights can be derived from the information provided. Van de Schans Makelaardij accepts no liability for any discrepancies.
Verbal Agreement
A verbal agreement between a private seller and a private buyer is not legally binding. In other words: there is no sale. A valid purchase agreement only exists once both parties have signed the contract. This is in accordance with Article 7:2 of the Dutch Civil Code. An email confirmation or a draft of the purchase agreement does not constitute a signed purchase agreement.
Clauses may be included in our purchase agreement. Below, you'll find possible clauses that may be included in the sale of a property. These clauses don't apply to every property, so feel free to ask our agent for clarification during the viewing.
Age Clause
Van de Schans Makelaardij includes an age clause in purchase contracts for homes older than 30 years. This clause states that the buyer acknowledges the age of the property and accepts that its condition may be inferior to that of a newer home. This clause is non-negotiable.
Non-Occupancy Clause
If the seller has not recently lived in the home, a non-occupancy clause will be included in the purchase contract. This clause indicates that the seller has never lived in the home and therefore cannot vouch for its condition or possible defects that would be known through personal use. The buyer assumes responsibility for conducting necessary inspections. This clause is non-negotiable.
“As is, where is” Clause
This clause places all responsibility for visible and hidden defects with the buyer. By accepting the property “as is, where is,” the buyer agrees to purchase it in its current condition, without recourse to the seller for any defects discovered later — including hidden or structural issues not visible during the viewing.
