Description
Would you like to live in a 1970s house with the comfort of a newly build one? It's possible at Beethovenlaan 14. Since 2021, the house has been carefully and thoroughly renovated for sustainability. The floors, walls, and roof have been re-insulated, 12 solar panels have been installed, and a heat pump with an electric boiler has been installed. The result? A gas-free family home with an A++ energy label and monthly energy costs of just a few tens of euros. Not only that, but the house is completely move-in ready and features a modern kitchen and bathroom, a spacious attic with a dormer window at the front and back, and even a second bathroom.

The house
Access to the front door is via the front garden. The entrance to the house features the meter cupboard, wardrobe, and the (enlarged) toilet. The classic, through-living room has a sleek finish with smooth walls and a tiled floor with underfloor heating. There's plenty of room for a comfortable seating area and a large dining table. At the rear of the house, the original partition wall between the living room and kitchen has been removed, creating a welcoming and inviting open-plan kitchen. This kitchen features a peninsula with a bar and a four-zone induction hob with extractor hood, as well as a kitchenwall containing a sink, dishwasher, oven, microwave, fridge-freezer, and a wine cooler. French doors open onto the back garden.
At the front of the house, on the first floor, are the bathroom and one of the three bedrooms. A second large and third smaller bedroom are located at the rear. The modern bathroom has a walk-in shower, a second toilet, and two sinks. Like the ground floor, the walls and ceilings on the first floor are also smoothly finished, and there is sleek laminate flooring in a herringbone pattern. From the landing, one side provides access to a practical storage room and the other to the utility room. This room houses the connections for the washing machine and dryer. The electric boiler and the indoor unit for the heat pump are also located here. Finally, a beautiful fourth bedroom has been created, flanked by dormer windows. This room also features a second bathroom. Equipped with a bath with bubble function, walk-in shower, toilet and a stylish washbasin unit with wash basin.
Garden
De Beethovenlaan boasts a deep back garden, facing the sunny south. An electric awning is also installed. The garden is fully tiled and therefore requires little maintenance. Several seating areas can be created, and at the rear, there is a gate leading to the adjacent/back path. There is a brick shed with electricity.
