Description
Looking for a charming family home in the centrally located, green Hornmeer neighborhood? Mercuriusstraat 44 is a somewhat secluded family home with a deep backyard and five bedrooms. It's within walking/cycling distance of all desirable amenities.
Location
- Shops, primary school with daycare, sports and recreation facilities, Westeinder beach, petting zoo, and Hornmeerpark are all within easy reach
- The renovated bus lane (R-net) makes it easy to reach Amsterdam, Haarlem, and Schiphol Airport, and the bus station is within cycling distance
Sustainability
- The house has an energy label C
- The vast majority of the house has low-maintenance uPVC window frames
- Options for more sustainable energy consumption: retrofitting insulation to the roof, facades, and floor, replacing the central heating boiler with a more modern, more efficient one, and installing solar panels
Good to know
- The house is available immediately
- There are various expansion options, such as an extension on the ground floor and dormer windows in the attic
- The purchase agreement will include clauses regarding non-occupancy, age, and asbestos.
The house
Entrance to the house with the meter cupboard, coat closet, and stairs to the first floor. From the hall, you reach the living room on one side and the bathroom on the other. This room has a shower and a sink. The toilet is located under the stairs. The living room is a pleasant space that easily accommodates a sitting area and a dining area. The kitchen is located in a separate room at the rear of the house. It is neatly maintained and features a 4-burner gas cooktop, oven, sink, and refrigerator. From the kitchen, you have access to the back garden and also to the bathroom.
Because the bathroom is located on the ground floor, there are four bedrooms on the first floor: two large and two smaller. There are several built-in wardrobes in the bedrooms, and one of the bedrooms has a sink. The central heating boiler (Intergas 2007) is located in another bedroom.
Finally, there is a spacious attic room. At the rear, there is a (small) skylight and storage space behind the knee walls. Dormer windows create more light and space on this floor, making it even more spacious.
Garden
In addition to a large front garden, there is a cozy back garden. The house is adjacent to a stone shed at the rear, perfect for storing bicycles. This shed also houses connections for the washing machine and dryer. The north-facing backyard boasts a wealth of interesting garden plants. Currently, there's a patio and a lawn. Access to the backyard is via a shared rear entrance.
Garage
The sellers also own a separate garage on Mercuriusstraat. This garage is not currently included in the current sale. The sellers intend to offer this garage for sale separately at a later date. At that time, the buyer of the property will obtain a right of first refusal regarding the potential purchase of this garage. If the parties cannot agree on a purchase price, the seller is free to offer the garage for sale on the open market.
Aalsmeer
The municipality of Aalsmeer comprises the villages of Aalsmeer and Kudelstaart and has over 30,000 residents. Aalsmeer boasts a rich community life in many areas. There are numerous restaurants and cafes, and a beach is located along the Westeinder, near the officially most beautiful water tower in North Holland, within walking distance of Mercuriusstraat. The Westeinderplassen lakes are a truly unique nature and recreation area with beautiful open water for water sports and a maze of ditches to explore by motorboat, canoe, or stand-up paddleboard. The nearby Amsterdamse Bos forest is also a lovely recreation area for walks, theater, or sports. A surprising village in the heart of the Randstad, where it's wonderful to live. Aalsmeer is conveniently located near major roads to Amsterdam, Haarlem, Hoofddorp, Amstelveen, Utrecht, and The Hague. Amsterdam city center is just half an hour away by car, and Schiphol Airport is just fifteen minutes away. Aalsmeer is also very well-located for public transport: two train stations are a short distance away (Hoofddorp and Schiphol), both easily accessible by bus. These stations offer connections to various major cities. The light rail stop to Amsterdam Station-Zuid is in Uithoorn (a bike ride away).
