Description

Behind the façade of this dike house lies a surprisingly spacious, completely renovated villa featuring four bedrooms and two bathrooms. The current owners undertook a rigorous renovation after purchasing the property in 2019. Only the original front and side façades, built in the early 1900s, were retained, while the remainder of the house was completely rebuilt behind them, transforming it into a large, luxurious villa in a beautiful location on the edge of the Randstad conurbation, a short distance from Amsterdam, Haarlem, and/or Leiden. It's also conveniently located near the bridge over the ring canal, making the center of Aalsmeer easily accessible. Location - Situated along the Ringvaart (circular canal) of the Haarlemmermeer in Aalsmeerderbrug - Unobstructed views at both the front and rear of the property - Shops in Aalsmeer within walking or cycling distance Sustainability - The house is well-insulated and has energy label A - The flat roof is ideally suited for the installation of solar panels - New central heating boiler (Remeha CW6) installed in 2019 Good to Know - Originally two separate houses, now merged into one spacious residence on a large plot - All pipes, drains, and electrical wiring have been renewed - The foundation floor and (part of the) first-floor ceiling have been replaced, and various steel structures have been professionally integrated into the house - The entire house, with the exception of the two front bedrooms, has underfloor heating - Wood-burning stove in the living room - Insulated shed in the garden, suitable for conversion into an office or guest accommodation - A mooring for a boat up to 5 meters long can be created along the Ringvaart; this land is freehold - The land is held under a long lease (recht van opstal), with a current annual ground rent of €827 (tax-deductible) - The land can be acquired freehold; the redemption sum has been requested and is known to us. The purchase of the bare ownership can be included in the mortgage application - Not all banks finance a long lease; please inquire with your mortgage advisor - There is a shared path on the left side of the property with house number 370 - An age clause and an asbestos clause will be included in the purchase agreement. The owner is not aware of the presence of asbestos The House Entrance/hallway on the side of the house. Strikingly bright living room with a split-level design between the front and rear, clearly indicating the separation between the original house and the extension. The sitting area is located on the street side, offering unobstructed views over the Ringvaart of the Haarlemmermeerpolder. The width of the house allows for the creation of multiple seating areas. At the rear is the atmospheric, large kitchen-diner with a cooking island. This island incorporates a cozy breakfast bar and features a 4-burner induction hob with integrated extractor, a dishwasher, and a sink with a Quooker tap. Furthermore, a large wall unit with a worktop, various drawers, a large refrigerator, freezer, combination oven-microwave, and a wine climate cabinet has been installed. At the rear, both a pedestrian door and large bi-fold doors provide access to the terrace and garden, offering unobstructed views over the water and park. On the other side of the house is a second hallway with a toilet and utility room. Here are the connections for the washing machine and dryer, and the central heating boiler is also located in this part of the house. A covered bicycle storage area is accessible via a side door. The ground floor is finished with smooth plasterwork and a herringbone PVC floor with underfloor heating. Open staircase from the living room to the first floor. Directly above the stairs is a skylight, providing beautiful natural light to both the landing and the living room below. The landing and stairs are enclosed by a glass wall with a sliding door. The landing provides access to four (bed)rooms and two bathrooms. The two front rooms are located in the 'original house', under the original roof structure and dormer windows. The rest of the first floor is part of the new construction. The master bedroom and a fourth (bed)room are located at the rear. Both rooms have French doors leading to the balcony. A walk-in closet is accessible from the master bedroom, which also provides access to one of the front bedrooms. The luxurious bathroom has a skylight, a double shower, a bathtub, and two washbasins on a vanity unit. The second bathroom has a walk-in shower and a washbasin. There is a separate toilet on this floor. Garden On the dike, the front garden is the ideal spot for morning coffee in the south/east-facing sun. The dike is always lively with cyclists and pedestrians, and boats sail along the Ringvaart throughout the year. In season, there is always something to see on the water. Diagonally across the road, a piece of land has been purchased from the Rijnland Water Board, and a mooring for a boat up to approximately 5 meters can be requested here. The backyard is quite deep and faces north/west. Due to the depth of the garden, there is always a sunny or shady spot to be found. The bi-fold doors connect the terrace by the house to the kitchen-diner in fine weather, and the evening sun shines here until sunset. An insulated shed has been built in the garden, which can be converted into a home office or guest accommodation. The rear of the garden borders ornamental water. A small bridge can be built over this water if desired, providing access to the park behind it, making dog walking very easy! Aalsmeerderbrug Aalsmeerderbrug is one of the smallest residential areas in the municipality of Haarlemmermeer. The name says it all: Located at the bridge over the Ringvaart near Aalsmeer. In the past it was also called 'Aalsmeerderbuurt'. The centre of Aalsmeer is located on the other side of the water and is easily accessible on foot or by bike. By boat you can sail to the marina in the centre and load your groceries. Amsterdam, the Kaag and Leiden can also be reached by boat. A little further on is a large bus station with direct bus connections to Hoofddorp (15 minutes, NS station, theatres, restaurants, schools and large shopping centre), Haarlem, the Schiphol circle line to Schiphol airport (10/15 minutes, NS station), Uithoorn (light rail connection Amsterdam Station-Zuid), Utrecht and Amsterdam. With the access roads to the A4 and Ring A10, A9 and A2, the cities in the Randstad are easy to reach. Disclaimer This information has been compiled by us with the necessary care.
