Leasehold:
The current leasehold period of the perpetual leasehold has been bought off until September 6, 2034. In May 2025, the municipality of Alkmaar made a final decision regarding leasehold after the expiration of the current leasehold period.
The municipality will offer the following options per apartment:
- early ground rent review before the current leasehold period expires at a rate of 1.75% of the land value (see calculation below);
- regular ground rent review at the end of the leasehold period at a rate between 1% and 3% of the then-current land value; - Pay the ground rent in advance for a period of 50 years;
- Acquire full ownership of the land by purchasing it. However, this is only possible if all owners in the homeowners' association (VvE) agree to this, as the land is the land upon which the entire complex is built.
The ground rent is calculated per apartment and then billed per apartment.
Starting in October 2025, the municipality will begin providing information (in order of leasehold expiration) via the Message Box of My Government, PIP, or by mail. The calculations for the aforementioned options will be made available in these messages.
Expected calculation of early rent review Factor 65:
Formula: rent = land value x rent percentage
€34,050 x 1.75% = €595.88 per year / €49.66 per month (this amount is tax-deductible in most cases and will be indexed every 5 years)
Land value: 15% of the 2023 WOZ value = 15% of €227,000 = €34,050
Fixed rent percentage: 1.75%
