Description
What a unique spot! We rarely see them like this anymore: a beautiful unobstructed view of the Amstel River at the front, and at the rear, overlooking meadows and greenery. This detached house has been meticulously maintained, expanded, and sustainably renovated over the years. It stands somewhat secluded on a spacious 820 m² plot.
Location
- Peace, space, and privacy at this house on the Amstel River
- Its location on the Jaagpad, a dead-end street for cars, makes the road car-free. Boats, cyclists, and long-distance walkers are the main traffic in front of the house
- Kudelstaart and Uithoorn are within easy reach for a variety of shops
Sustainability
- The house has an energy label C
- The house is heated by a central heating system. The hot water supply is supported by 3 solar collectors with a solar water heater
- Over the years, additional floor, roof, and wall insulation has been installed
- Ten solar panels with a yield of approximately 3,000 kWh are located on the roof
Good to know
- The gas supply is provided by a propane tank located in the front garden. It needs to be filled approximately three times a year (two-person household)
- The electrical system in the house has been updated and expanded
- There is a jetty in front of the house (owned) for mooring a boat
- Transfer of the house is possible at short notice
- An old age and asbestos clause will be included in the purchase agreement
The house
The winding dike road leads you along the Amstel River to Jaagpad 18a. There is ample parking for several cars. While it is possible to enter the house through it's front door, in accordance with good practice, we will use the entrance from the utility room. A pleasant space to store groceries upon entering, but also where you'll find the washing machine connection, for example. From the utility room, you reach the cozy kitchen/diner. It's equipped with built-in appliances, including a fridge-freezer, oven, dishwasher, round sink, and a 4-burner induction cooktop with extractor hood. From the kitchen, you have unobstructed views across the garden towards the Amstel River.
The hallway is the focal point of the ground floor. From here, you can access all the other rooms in the house, including the kitchen and the bedroom (with ensuite bathroom), the toilet, the vestibule/entrance with staircase, and the living room. The living room has been extended at the rear and features several large windows. This provides natural light and a vibrant view of the garden and the water. At the rear, large sliding doors provide access to the terrace. The ground-floor bedroom makes the house suitable for lifelong living, and adjacent to it, also in an extension, is a bathroom. This bathroom is equipped with a bathtub, walk-in shower, and vanity.
Upstairs, there are four bedrooms and a second bathroom. All four rooms are generously sized. One of the rooms has a small kitchenette, which also features a dormer window. Two of the rooms at the side of the house have access to a balcony. The bathroom has a toilet, shower, and sink. Finally, a storage cupboard is accessible from the landing.
Garage and Garden
Adjacent to the house is the garage, which was added in 2005 and is also accessible from inside. It's operated by an electric overhead door. From the garage, a staircase leads to the attic above the garage. A nice detail is that it's made of greenhouse material, allowing you to grow your own plants, vegetables, and/or fruit there. It's certainly an excellent place to store container plants during the winter. There's also a passageway to the attic above the utility room. This is where the solar water heater and the central heating boiler are located.
The garden surrounds the house and is truly fantastically maintained. Colorful plants, several patios, and a neatly mowed lawn. The garden features a wooden shed with electricity and a covered patio. A wonderful place to enjoy long, balmy summer evenings.
