As soon as we list a property, anyone may respond—both tenants and non-tenants;
However, during the first 4 weeks of listing, only tenants of a social housing property (from Woonstichting JOOST, Area, Brabant Wonen, Charlotte van Beuningen, Mooiland, Woonmeij, Woonveste, and Zayaz) will be invited for a viewing;
After viewing, these tenants may submit a one-time highest bid. If a tenant’s offer is acceptable (at least equal to the appraised value), the home will be sold to that tenant;
If no acceptable offer is received, non-tenants will also be invited to view the property and may then submit a (one-time) offer.
There are some conditions attached to this priority arrangement:
– You currently live in a social rental property from one of the aforementioned housing corporations, are listed on the rental contract, will terminate the lease, and leave the property vacant;
– You do not have a temporary rental contract;
– During the first viewing round, only tenants will be invited. The property will be awarded to the best acceptable offer;
– You must be present during the viewing;
– You cannot participate if there are nuisance complaints or suspicions of subletting related to your current home;
– Upon signing the preliminary purchase agreement, you must sign a declaration to forgo your rental contract;
– You must personally move into the purchased home;
– You may not sell the property to a third party within the first five years.
