The plot is accessible via a 300-meter-long private access road from Koffiestraat, which is included in the ownership! HISTORY: The fen was formed during the coldest period of the Weichselian, the last ice age. Due to the freezing and later thawing of the lake, Pingo remnants formed in De Klotbeek. The Pingo ruin is located in a unique spot in the country, as this process mainly occurred in the northern regions. Due to human interventions in the 19th and 20th centuries, the area has taken the shape it has today.
FISHING POND: The pond was used for decades by a local angling club—initially a club from Uden (De Kleuter), and later by a club from Vorstenbosch, both of which leased the fishing rights. The most recent club stopped leasing the pond a few years ago, though it is still fished on occasionally, but no longer under a formal association. Several banks have been reinforced and stabilized to facilitate sport fishing from the shore. Various studies on the (water) quality are also available.
FOOD FOREST:
Although there is currently no food forest on the plot, De Klotbeek and its surroundings are ideally suited for creating such a sustainable and nature-inclusive system. Thanks to the combination of fertile farmland, existing forest structures, and a water-rich environment, the natural conditions are ideal for developing a food forest. Think of a diverse system of edible trees, shrubs, herbs, and climbing plants, where food is naturally produced while simultaneously enhancing biodiversity. ZONING/FUNCTION: According to the spatial plan of the municipality of Bernheze (currently still the zoning plan “Buitengebied Bernheze” dated October 8, 2014), the plot has roughly two zoning designations. The actual agricultural lands are zoned “Agricultural with values – Landscape, cultural-historical and/or abiotic values”; the forest, nature, and water areas are zoned “Nature”; and the access road from Koffiestraat is zoned “Water – watercourse.” Additionally, there are partial double designations: “Value – Archaeology 2” and “Value – Archaeology 3”, and area designations such as “environmental zone – drilling-free zone”, “reconstruction law zone – extensification area”, and “WRO zone – nature development area.” A strip along the Leijgraaf is also designated as “WRO zone – ecological connecting zone.” All of this constitutes a regular and common zoning. There are no possibilities to build structures (such as shelters or caravans).
