A charming houseboat located on the Haarlemmertrekvaart, with base dimensions of approximately 16.75 x 3.90 meters. The houseboat has a concrete hull, a gable roof finished with profiled roof tiles, Trespa fascia boards, and an exterior cladding of pressed polyester profile sheets.
This houseboat has been in the same family for many years. Over time, several renovations have been carried out, such as the installation of plastic window frames with double glazing and the professional extension of the houseboat by attaching a second concrete hull, creating an additional bedroom. Additionally, the bathroom was recently completely renovated. A terrace is located on the side facing the waterway.
Layout
The front yard includes a freestanding steel shed, which is owned by the Municipality of Leiden. Upon entering the houseboat, there is a bedroom on the left with a hatch leading to the hull. There is also an internal room where all utilities converge, including a washing machine connection and a rented central heating boiler from Feenstra (2022). The rental contract for the boiler must be taken over by the new owner.
Opposite the front door is a modern, recently renovated bathroom featuring a walk-in shower with a splash screen, rain and hand shower, built-in faucet, wall-mounted toilet, vanity unit with washbasin, and a towel radiator (not yet connected to the central heating system). In the middle of the boat, there is a living room with an open kitchen, equipped with an induction cooktop, dishwasher, and ample storage space. A sliding door provides access to the spacious walkway, an ideal spot to sit outside. At the other end of the boat is the second bedroom (2.89 x 3.90 meters), created after the addition of the second concrete hull, which also has a hatch. The hull depth is approximately 1 meter.
The Municipality of Leiden is planning to reorganize the mooring spots of this row of houseboats.
Additional Information:
- The houseboat does not have a registration number (a mortgage is currently not possible unless a registration number is obtained).
- The boat is not yet connected to the mainland sewage system.
- The Municipality of Leiden will begin reorganizing the mooring spots in mid-October 2025; this boat will be relocated.
- The municipality will handle all aspects of the relocation.
- After relocation, the boat will be directly connected to the main sewage system.
- A piece of garden is rented, with the same width as the full length of the boat.
- Two parking spaces will be created in the rented garden.

- Below is an official statement from the Municipality of Leiden:
"The redevelopment of the Haarlemmerweg and the relocation of the houseboats are based on final and irrevocable decisions, including the Implementation Decision Haarlemmerweg dated October 29, 2018, and the Zoning Plan Haarlemmerweg dated December 3, 2019. The plans are therefore definitive. The scheduled relocation of the houseboats will take place in a continuous period starting in October 2025.
Owners may transfer ownership of the houseboat through a purchase agreement. However, no mooring permit applies to the current location. Both the use of the water and the use of the bank occur without rights or titles.
Potential buyers must therefore understand that the houseboat cannot remain at its current location.
If the current owners sign the settlement agreement and subsequently transfer ownership of the houseboat, the municipality is, in principle, willing to make arrangements for contract transfer. In that case, the rights associated with a replacement mooring spot would transfer to the new owner(s) of the houseboat. For the new location, unlike the current location, a mooring permit can, in principle, be issued. For details on the surface area and other aspects of the replacement mooring spot, the associated bank strip, and facilities, please refer to the attached draft agreement and the accompanying detailed drawing of the proposed new mooring spot and its associated bank facilities."
