Description

Description Well… The most beautiful, tastiest city in the world? This is of course subjective, but many give Maastricht a very high score in this suggestion. Living in the historic center on the Maas bank and preferably on the eastern side, where you can enjoy the sun until late in the evening, may be called a dream by many. If one of the more beautiful, typical facades with a sea of ??space behind it (approx. 350m2 GFA) is also offered for sale, we dare to say that we will make a very fortunate buyer very happy. This unique object in several respects is neatly maintained but hardly modernized by the last resident (age, 100+), asks sympathetically softly for a top architect, (we do have a number of suggestions;) who can create a true residential paradise from the comfortably spacious number of square meters with an enviable view over the monumental city center and city park. The facade is described in monument registers, where the subtly impressive post-art-Deco column pillars catch the eye and form an architectural aspect that is rare for Maastricht. The facade modification that was permitted in the 1960s has resulted in an atypically large and pleasant glass surface on the “Belle-Etage”. (2nd) At the rear a modest roof terrace, which can be expanded to approx. 30m2 by (we can imagine) possibly “removing” a back room… (the architect will also have unique creative ideas for this) These physically solid buildings are very easy to mold. I am repeating myself a bit with sincere apologies, but I envy the buyer and the architect, perhaps my “youthful” enthusiasm. We are eager to show you this unique building during a revealing viewing, convinced that we can share our enthusiasm with you. Floorplan Basement: bluestone staircase to a dry cellar space approx. 16m2 Ground floor: spacious entrance hall, meter cupboard and stairs to basement and upper floors 1st floor: hall/landing with door to kitchen, spacious en-suite living room with a conservatory at the rear. bedroom in the extension with wardrobe, bathroom and guest toilet. 2nd floor: hall/landing, spacious L-shaped living room with fireplace and semi-open kitchen, 2nd bathroom at the rear, bedroom and terrace. 3rd floor: hall/landing, spacious living room, bedroom and kitchen 4th floor: spacious landing, toilet, bathroom with shower and washbasin and spacious bedroom Location As previously described, city center, quiet car-free, with a very extensive range of shops “all around”, Central Station “around the corner” and all other facilities that typify a city center, restaurants and cafes, library, Maastricht University and Zuyd University of Applied Sciences, international school, MUMC, theaters, cinema, etc. ... all within walking or cycling distance. But the major highways such as the A2 and the A79 are also very quickly accessible within a few minutes by car. There are several parking facilities in the immediate vicinity, in addition to a residents' parking permit also in a parking garage with priority for residents. Construction type/Materials/Installations/Insulation A traditional brick construction with beam floors, saddle roofs with a mansard at the rear in the main building. The plastered facade has recently been renovated. Facade insulation is unknown, the frames have double glazing and the roof is conventionally insulated. (glass/rock wool blankets) CV - Remeha Quinta PRO45 2016 (rent Volta € 35.39 incl. maintenance) Style/period typical, the wooden paneling and the en-suite doors with cut glass and stained glass are worth mentioning. Miscellaneous Asking price: € 1,070,000,— Kk Year of construction: 1927 Architect: J. Bollen Monument: Yes, Municipal Monument. Building insurance: 2024, € 804.33 x 3/4th part = € 603.75 Incl. glass and liability Apartment right/deed of division: Because the ground floor is in different ownership (a respected artist lives there and there is an art gallery), this is an apartment right. In the deed of division the ratio is 750/1000th (18A) 250/1000th (18B) in voting rights, in practice it concerns an Ad-Hoc VvE. The VvE is debt-free and there are no expenses planned. The entire front facade has recently been renovated and painted. Usage possibilities The quiet location, the relatively large window surface and the almost endless possibilities are in our opinion prominent qualities. The more than 350m2 GFA also make it possible to realize several apartments in it relatively easily. After all, there are 3 existing house numbers present in the offered property. (A01, A02 and A03) Of course, the purchase price is also partly based on the investment requirement, which makes this property ideally attuned to the needs and taste of the new residents. Our office uses the written principle, which means that a formal purchase agreement only exists when both parties have signed the purchase agreement.
