Description
Charming Country House
This national monument on the river Vecht was built in 1866 as two perpendicular buildings with hipped roofs. The front house (on the right side, Utrechtseweg 112bis) was originally used as a dairy farm and has been restored with exceptional attention to detail, comfort, and privacy. Behind its charming exterior lies a spacious, robust family home, with a luxurious garden apartment featuring wellness facilities and a garage. Ideal as a guesthouse, caregiver's residence, or a quiet retreat for studying children.
Via the quaint dike road along the Vecht, the fortified town center of Weesp is just 1.5 kilometers away, yet you are fully immersed in the countryside. A spacious driveway leads to a traditional wrought iron gate, operated automatically. Leave stress behind — this is where the enjoyment begins. Ample parking, an electric charging station, and a warm welcome from clucking chickens await.
The front door is slightly tucked away next to the arched windows and opens into a practical hallway with stairs to the first floor. The flexible layout is immediately noticeable. Behind the tall steel-framed glass doors are various opportunities to retreat from the bustle while still staying connected through the glass.
Facing the Vecht is the original front house, the raised front room (opkamer), with the old cheese cellar still underneath.
The oak floor, high beamed ceiling, and charming windows create an intimate atmosphere. This room is perfect for cozy winter evenings, cheerful Christmas celebrations, and extended dinners.
The heart of the home is undoubtedly the large kitchen, equipped with all modern conveniences. The cast floor (with underfloor heating) is robust, as are the custom industrial-style cabinets, which continue throughout the home. Every cook, professional or amateur, will thrive here thanks to the six-burner stainless steel gas stove with large convection oven, combination microwave, fridge with freezer, and dishwasher. No wonder gatherings with 80 guests have been held here.
Heading to the back room (and the garden), you'll find playful spaces and nooks that can be set up as music or study areas. There's also a spacious bedroom with en-suite bathroom, built-in wardrobes, and a view of the large pond beside the house. Beyond the steel doors, daylight streams in through skylights and French doors beckon toward the sunny terraces. This is a true family room, with its decorative pilasters, unique roof construction, a lounge area by the modern fireplace, and space for a grand dining table. The wide windowsills offer storage for plenty of firewood.
Upstairs are two bedrooms. A few steps lead to the “princess room,” spacious and smartly equipped with hidden storage under the roof. Air conditioning ensures comfort even under the pitched roof. Off the landing, you’ll find a bathroom with double sinks and a walk-in shower. Skylights provide ample natural light.
Garden
The total plot — on freehold land — spans no less than 768 m². The front garden is low-maintenance. The driveway between the house and the large pond leads to a southwest-facing garden. There’s always a perfect spot to sit: a sheltered sunny nook in early spring or shaded under the awning in summer. The garden was designed with help from a landscape architect.
Outbuilding
Recently, a multifunctional building was added to the garden, nearly 18 meters wide. On the right side is a large garage with storage space. A location like this naturally attracts all kinds of gear — from (motor)bikes to canoes and sports equipment. And for relaxing in the sunny garden, everything is kept close at hand: barbecue, parasols, cushions, you name it. DIY enthusiasts will appreciate the well-organized tool area.
The left side of this elegant building offers hotel-level wellness: freestanding bathtub, high-quality sauna, rain shower, sanitary facilities, underfloor heating, and a washing machine. The sleek design reveals the touch of a specialist. This area can be closed off from the adjacent apartment: a fully independent studio with similar features to the main house. A practical kitchen (with dishwasher, gas stove, oven) flows seamlessly into the dining, living, and sleeping area. It even has a wood-burning stove. The cast flooring runs throughout, with smooth plastered or wooden panel walls in varied finishes. The ceiling is made of untreated wood. French doors open onto a (composite) wooden deck.
Finishings and Amenities
The property is well maintained and up-to-date. During modernization, the fuse box was upgraded with sufficient circuits and earth leakage protection. Underfloor heating is present in the back room, guest bedroom, hallway, bathrooms, and kitchen. Other areas have radiators. The heating system comprises two combi-boilers, one on the ground floor and one upstairs. The master bedroom on the first floor has air conditioning. The driveway has an electric charging station. The house has energy label C, with roof and wall insulation and double glazing. The outbuilding was completed in 2024 and features underfloor heating.
Rural Living with Urban Convenience
Despite its tranquil location, all amenities are easily accessible. There are excellent train connections — in all directions — and by car, you’re never far from major provincial roads and highways (A1, A2, A9). Weesp offers a variety of primary and secondary schools, including Vechtstede College with bilingual VWO, HAVO, MAVO, and the smaller Casparus College with four educational tracks. For higher education, Amsterdam, Almere, Bussum, and Hilversum are within cycling distance.
Weesp was granted city rights in 1355 but has been officially part of Amsterdam since March 2022 as the district of Weesp (and Driemond), with its own district council and administration. Recent expansion on the north side has increased the population, but Weesp remains a small, vibrant fortress town of around 20,000 residents. Around the intersection of the rivers “Smal Weesp” and “the Vecht” are many restaurants and terraces. The weekly Tuesday market is a popular meeting spot. Weesp residents love organizing: from cultural events and festivals to the famous Sluis- en Bruggenfeest (Locks and Bridges Festival).
The area is ideal for sports and recreation. Watersports, cycling, and hiking are obvious choices — with the annual triathlon as a highlight — but virtually every other sport also has a home here. Those who prefer a gentler pace can join music or choir groups, enjoy chess together, or play a round of golf. Prefer something more energetic? Weesp offers hockey, football, and tennis clubs with many members — there’s always a club that fits you.
