Important information
All apartments fall under the Target Group Regulation (Doelgroepenverordening) of the Municipality of Meierijstad.
This regulation ensures that certain newly built homes are allocated to households with low or middle incomes and are sold at capped prices to maintain affordability.
Key conditions for Citytheater:
- Apartments with unit numbers 0.2, 0.4, 1.2, 2.2, 3.5 and 3.6 may only be sold to buyers with an income below 1.5× the DAEB income threshold.
If your (combined) gross annual income exceeds €77,305.50, you will not be eligible for these units.
- All apartments are subject to a 3-year owner-occupancy requirement. This means you must live in the apartment yourself for three years after completion. During this period, selling or renting out the property is not permitted. The municipality may grant an exemption in exceptional cases, such as death, divorce, job relocation or health-related circumstances.
- For a period of 10 years after completion, the apartments must remain available to the designated target group.
This means:
- Resale prices are capped.
- The owner-occupancy requirement must be passed on to the next buyer (again for 3 years).
- The specified units may only be resold to buyers who meet the applicable income criteria.
- Maximum resale prices are indexed annually (CPI for the specified units and the NHG limit for the remaining apartments).
- Any resale within the 10-year period must be reported to the municipality and will be checked for compliance.
- Failure to comply may result in a penalty.
After 10 years, the Target Group Regulation will expire and these conditions will no longer apply.
