Investment and letting:
This property is sold as an investment with an existing rental agreement up to and including 4 January 2026. Letting is arranged via Stichting De Leistert, which also manages and maintains the park. Letting via the park is mandatory. For this you sign a service contract. This covers, among other things, cleaning, garden maintenance, cleaning the gutters and maintenance at the tenants’ request. Preventive maintenance is also carried out, such as pest control and providing the bungalows with new Keim render.
Financial overview:
As the owner, you receive the net rental income (after deduction of, among other things, a 22% mediation fee). The income is paid including 9% VAT (2025; in 2026 this will be 21%). In addition, you pay park contributions, service charges, property tax (OZB), sewerage charges, water board charges, energy costs, insurance premiums and reserves for maintenance.
Tax information:
For this holiday home there is a VAT revision period that runs until 2029. For the sale, it is required that the buyer will operate the property with VAT-taxed activities and that an option is chosen for a VAT-taxed transfer. The buyer signs a written option statement for a VAT-taxed transfer and a declaration of at least 90% VAT-taxed use and right of deduction, in which it is recorded that the letting takes place with VAT-taxed services. Because of this, it is not possible to use the small business scheme (KOR). The inventory package will be included in the purchase agreement exclusive of VAT. An additional 21% VAT will be charged on this amount, on top of the purchase price. This VAT does not increase your cost price, because within the VAT-taxed operation you can reclaim it from the tax authorities as input VAT. For personal advice, it remains sensible to discuss this with an accountant or tax adviser.
Personal use:
You may use the property yourself for up to 30 days per year, in line with the current rental agreement. Ideal if you want to enjoy peace and space yourself now and then. Do keep in mind that personal use can have tax implications. Make sure you get proper advice on this.
