How are search results ordered?

To help you navigate the latest homes on the Dutch housing market as effectively as possible, Funda continuously works to improve your search experience. It starts with a search you can tailor entirely to your housing preferences. For example, you can filter by floor area, number of bedrooms and location to see results that are relevant to you. On this page, we explain how these results are then sorted.

Order of search results

On the results page, you can sort homes in different ways. If you use the standard sorting, the homes that match your search are ordered based on the following criteria:

Recency
The housing market moves quickly. A home that is for sale today may already be under offer tomorrow. That’s why recently listed homes often appear higher than homes that have been on Funda for more than 48 hours. Homes that are under offer or sold under reservation appear at the bottom, with sold homes listed below those (if you’ve included them in your filters).

Paid display options
Sellers who want to give their home extra visibility can use paid products to create a more prominent listing. This can also affect a home’s position in the search results.

Completeness
The more information, the better. We look at whether key property details are complete and whether useful additional media is available, such as a floor plan, video or 360° photos.

Toppositie

At the top of the search results, under the heading ‘Toppositie’, you’ll see a number of highlighted homes. These are randomly selected paid ads within the region you’re searching in.

Featured agents

At the bottom of the search results, a number of agents are featured. These are randomly selected paid ads within the region you’re searching in.
